Position Summary:

The CAO is one of the primary leadership roles at LyvWell Communities, a national premier Build-for-Rent investor and developer. The CAO will be responsible for executing the CEO’s BFR investment strategy and overseeing the operations as an “integrator” to ensure to corporate strategies are implemented. Although the CAO will be responsible for setting up, managing and coordinating the day-to-day cross functional operations, this position also has a critical role in executing the various acquisitions strategies that will ultimately build a large portfolio of Build-for-rent (BFR) assets. The executive plays a major role in preempting, identifying and resolving asset and organizational challenges, obstacles and errors. The Company would rely on the role to create the systems and processes required by the CEO operational and cultural vision & strategy. The CAO must have strong leadership and management skills to grow the team members and coach them to thrive individually and for the Company. The individual must also have an exceptional track record and level of comfort in rolling out acquisitions processes and high volume sourcing procedures. The Company works as a dynamic team so although the role requires a focus on these duties, you may be asked to take on variety of unrelated duties to support other team members to ensure successful execution of real estate projects and carrying out the corporate mission.

  • Leadership: Lead the acquisitions and development team to execute according to the approved business plan. This includes mentoring the team members to perform at their best and coach them to improve their respective skills, inspire them and teach them effective decision making.
  • Acquisitions: Building and managing processes, technologies and a team to support a robust pipeline
  • Processes: Develop and manage streamlined processes for the business systems and acquisitions operations, including creative ways to incorporate technology and simple systems to run efficiently.
  • Strategy: Work with the CEO and other executives in establishing corporate and real estate strategies, operating budgets and human or IT resource needs.
  • Business Plan Management: Manage the team to execute development projects per business plan budget and schedule.
  • Legal: Work with outside legal counsel to oversee the negotiation of transactions, review purchase and sale agreements, and ensure the due diligence process is thorough and properly mitigates risk.
  • Competition Tracking: Stay closely in tune with competition in the for rent and sale housing space.
  • Operating Metrics: Work with leadership team to create KPIs for team members, create dashboards and track performance metrics for employees and the company.
  • Performance Reviews: Evaluate performance of team members and provide guidance, support, and constructive criticism based on performance.
  • Networking: Proactively and continually develop an extensive network of contacts needed within the local real estate market to execute large transactions (home builders, land developers, land sellers,…)
  • Company Budgeting: Create and manage operating budgets for the enterprise.

 

Qualifications/Skills & Abilities:

  • A minimum of a Bachelor’s Degree in Real Estate, Business, Engineering, Finance or related field.
  • Master’s degree or MBA preferred but not mandatory.
  • A minimum of 5 years of relevant real estate experience is required, 10 years of management level experience, and at least 10 years total experience.
  • The candidate should be highly proficient in Microsoft Excel, Word, Power Point, Outlook, and Project, and possess excellent organization and communication skills.
  • Strong negotiation skills and experience.
  • Leadership and management skills to lead team members to success and track performance metrics.
  • Legal exposure in prior positions is preferred with a high attention to detail.
  • Ability to be flexible with work hours and travel as needed.
  • Exceptional time management & productivity skills are critical.
  • General knowledge of real estate development or home building is preferred.
