Job Title: Asset Management Analyst or Associate

 

Job Description

GEM Realty Capital, Inc. (“GEM”) is seeking to add an Analyst or Associate (depending upon experience) to its real estate private equity asset management team.

This role will interact directly with senior members in the firm and will be part of a larger acquisitions and asset management team that works together to identify acquisition opportunities and maximize value across the firm’s portfolio. The environment at GEM is dynamic and collaborative with opportunities to travel to tour assets and conduct market-level diligence, gain experience in unique asset classes within real estate, and be exposed to other facets of the firm.

Preferred Qualifications

  • Bachelor’s degree required with coursework in Finance, Real Estate, Economics or Accounting preferred.
  • 1-3 years of relevant commercial real estate experience in Asset Management or Acquisitions across multiple sectors highly preferred.
  • Familiar experience with financial, cash flow modelling, and Argus a plus.
  • Strong oral and written communication skills
  • Must be willing to live and work in Chicago, IL.
  • Ability to travel to tour properties and markets.

Job Responsibilities

  • Support the firm’s ongoing environmental, sustainability, and governance efforts through property level investments including assisting with new initiatives, sustainability tracking, and training of third parties.  
  • Quarterly responsibilities including updating valuation information, reviewing third-party appraisals and Argus valuation models, completing Asset Management quarterly internal reports, in depth market level information, and completing external investor reports.
  • Generate property or portfolio proforma and return analyses to evaluate leasing, redevelopment, disposition, refinancing, and recapitalizations opportunities.
  • Lease analysis including net effective rents, proforma updates, and deal tracking.
  • Review and reconcile debt, equity and construction draws for heavy capital projects, ground-up developments, or redevelopments.
  • Review monthly property management reports and bring any issues to the attention of the senior asset managers.
  • Interface with brokers, JV partners, attorneys, lenders, property managers, and other market participants.
