Qualified candidates will be considered for our downtown Los Angeles office.

 

Key Responsibilities:


    • Cold-calling owners of industrial real estate in our target markets to find acquisition opportunities
    • Creating offers for these acquisition candidates based on limited information
    • Being the first and main point of contact with sellers and determining and creating interest levels in selling their property.
    • Collecting information on the property and the owner's situation.
    • Determining a rough idea of the property's valuation (and having it approved by our leadership team)
      - Organizing leads
      - Managing follow-up with warm leads
      - Making offers to seller leads in our database
      - Executing contracts to sellers when our offers are accepted
    • Participating in all forms of marketing channels within company
    • Representing the company in a professional manner, exemplifying high company standards and a strong work ethic
    • Participating in property tours and site visits to develop a deeper understanding of the viability of the asset
    • Researching specific real estate markets and assessing market data and trends affecting demand generators, risk presented by new supply, and comparable properties.
    • Updating financial models and budgets for new developments, including analyses that compare original budgets to projected costs of completion
    • Assist in preparing underwriting models for the development, financing, and potential disposition of industrial developments
    • Coordinating with asset managers, property managers, accounting, leasing agents, attorneys, title companies, and lenders
    • Other projects as assigned by Management
