JOB SUMMARY

Responsible for 2 Primary duties:
(1) Serving as the account CMMS technology administrator (ServiceInsight 7), and (2) Serve as a Program Mgmt Leader to guide the account team to tag all assets, gather missing asset data, and deploy tools to improve reliability and capital planning.

ESSENTIAL DUTIES AND RESPONSIBILITIES

CMMS Technology Admin Duties
  • Must have deep Service Insight 7 (SI7) experience
  • Serves as single point of accountability and account expert for all aspects of SI7 functionality, including such duties as: creating user accounts, updating building/asset/PM information, updating dispatch matrices, troubleshooting system issues, etc.
  • Works closely with account FMs and client resources to optimize asset PM programs and assignments
  • Analyze performance and drive actions for account to meet established performance metrics in the area of work order compliance, such as response time, completion time, overall completion percentage, etc. in accordance with account and/or internal metrics.
  • Responsible for providing demonstrations of all aspects of the CMMS system (internal or client facing)
  • Provide routine trainings on the CMMS System to improve technician efficiency, FM usage, etc.
  • Work with client CMMS experts to standardize functionality across all CBRE-managed locations (naming conventions, asset groupings, etc)

Program Management Leader
  • Plan/execute a 6-12+ month initiative to tag all assets and gather outstanding asset data (using account resources)
  • Maintain an ongoing program to optimize asset reliability/maintenance and reduce total cost of ownership
  • Deploy/maintain Capital Planning tools fed by asset data collected and work order metrics
  • Experience Preferences:
    • Required: Experience working the multiple teams of people
    • Preferred: Reliability engineering experience, program/project oversight experience
    • Plus: degree in any engineering discipline, capital planning experience

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) required plus 3-5 years experience with process improvement, project management or other related experience.

Prior experience with CMMS products a plus.

CERTIFICATES and/or LICENSES

Microsoft Project classwork or certificate of training preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information over Webex or in-person presentations. Ability to respond effectively to sensitive issues.

FINANCIAL KNOWLEDGE

Ability to calculate intermediate figures such as percentages, discounts, and profit. Requires adequate knowledge of bidding and scoping software and professional services SOW documents. Conducts advanced financial analysis as required on a per-SOW or contract basis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret documents. Ability to work with a team to solve problems involving several options in situations. Requires analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Computer skills required: EAM/CMMS ; Spreadsheet and Word Processing (Excel, Word); Project Management Software (MS Project, Primavera, etc.); Email. Ability to learn and apply maintenance best practices. Ability to work towards specific goals and objectives with limited daily oversight

SCOPE OF RESPONSIBILITY

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.

Bonus Eligible:

*Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the CMMS & Asset Program Manager position is $85,000 annually and the maximum salary for the CMMS & Asset Program Manager position is $110,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
