As a member of the Construction team, the Assistant Project Manager will report to the Vice President of the company and Project Manager(s).

 

The Assistant Project Manager is responsible for maintaining an organized project from Request for Proposals through Close-out documentation. This position works closely with the Project Manager and Superintendent to facilitate all construction documentation, ensure proper processes are followed, identify of any missing or incorrect information and relay to appropriate party, all while acting with the design team or construction team to ensure the right information is distributed to the field staff and subcontractors.

Primary Responsibilities (Include but Not Limited to)

  • Assist the Project Manager in all phases and aspects of the project.
  • Provide support to the Superintendent and field staff.
  • Prepare and assist with the pre-construction meetings and agendas.
  • Ability to read Plans and Specification Manuals, with a high emphasis on learning the company product.
  • Maintains an organized project folder (digital and physical) for each project they are assigned.
  • Works with the Superintendent to track work in place in the field against the baseline master schedule. Will be required to perform weekly updates to the master schedule file.
  • Performs quantity take-offs for site specific and unit mixes for each project they are assigned.
  • Will assist the Project Manager during Bidding and estimating phases in tracking down qualified bidders and inputting into bid leveling sheets.
  • Responsible for drafting, issuing, and tracking RFI’s until their completion.
  • Maintains the submittal schedule for each project they are assigned.
  • Review project logs (RFI’s, Submittals, RFP’s, CO’s) on a weekly basis.
  • Tracks all documents for subcontractor pay applications and the owner’s pay application for submission to the lenders and equity investors.
  • Manager the submittal process in timely fashion from Subcontractors and vendors for submission to the design team for review and if required, resubmission until completion.
  • Assist Project Manager with Letter of Intents, and Buy-out of projects after the bidding and estimating phases.
  • Assist the Project Manager with preparing all contracts, modifications, service orders, change orders, etc. for the project.
  • Help create, manage, and maintain the project budget.
  • Subcontractor compliance management for bonds, insurance, pay applications, vendor invoices, etc.
  • Maintain positive vendor, supplier, and subcontractor relationships.

  • Leadership and excellent verbal, written, and interpersonal communication skills are required to effectively manage complex projects and relationships.

  • Organizational skills with the ability to manage multiple projects simultaneously.
  • Ability to prepare, track, and manage project scopes, costs, and schedules.
  • Requires knowledge and understanding of electrical, mechanical, structural, civil, landscaping, interior design and architectural plans as they relate to schedules, cost, performance, and aesthetics.
  • Ability to understand, and to seek explanation of, complex written regulations and building codes from various government agencies. 
  • General understanding of construction industry practices.
  • Strong prioritization skills and ability to meet established deadlines.
  • Strong technical and analytical skills, as well as an understanding of construction principles and sequencing.
  • Ability to solve unstructured problems.
  • Ability to write memos, reports, presentations, and business correspondence.
  • Understands the value of team approach and effectively uses teamwork to improve results.
  • Proactive, takes initiative, thinks creatively, and drives projects to completion.

Qualifications

  • Bachelor of Science Degree in Engineering or Construction Management, or related general contracting experience required.
  • Master’s Degree from accredited four-year college or university is a plus.
  • Minimum 2-5 years of construction industry experience with a proven track record managing varied project tasks.
  • Multifamily experience is a plus.
  • Excellent working knowledge of software programs Microsoft Office Suite; OST, Microsoft Project, Procore and Smartbid experience is a plus.

Compensation

  • $60,000-$75,000 base
  • Bonus structure

Summary

  • Hours: Full-time, Regular

  • Work Hours/Week: 40hrs with Flexible Work Environment

  • Required Travel: 20% (2-3 times a month)
