**Position will have a flexible work arrangement but candidate needs to be based in the Chicago area. In-office is expected for technical trainings, quarterly fund meetings, and to help build out the fund accounting/reporting team!**

Position Overview

 

Manager role will bring fund accounting and investing reporting skill sets, and become a key player in the growth of Core Spaces +$2B AUM Build-to-Rent (BTR) platform. This individual will immerse herself/himself in fund investment financials involving multi-tiered investment structures, fund level budgeting and forecasting, and facilitate capital fundings and waterfall distributions with fund administrator and investment partners.

 

This role has a significant amount of upside as we add BTR funds to our AUM, and is an incredible opportunity for an accounting professional to break into private equity and be involved in the entire real estate fund life cycle.

 

What You Will Do:

 

  • Coordinate fund level accounting month-end close and consolidation.
  • Manage the preparation of Fund level financial statements and work papers quarterly to be deliver in a timely manner, while also ensuring accuracy and quality of the report.
  • Review and analyze fund governing documents for reporting and other requirements.
  • Technical accounting resource for staff regarding questions related to acquisitions/dispositions, equity versus cost method, fair value accounting, financial statement preparation.
  • Pro-actively collaborate with JV partners, accounting, development, investment teams to build out best-in-class accounting and financial reporting processes.
  • Help facilitate JV partner capital calls and distributions; reconcile investor capital balances as needed.
  • Assist FP&A and Fund Administration with GP/LP waterfalls and capitalization tables.
  • Take ownership of lenders debt compliance, LPs ILPA requirements, annual fund audits (GAAP and FV).
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodation.

 

Ideally, you'll have:

 

  • Bachelors degree in Accounting or Finance; CPA or Masters Preferred.
  • At least 5 years of public accounting or experience within real estate/private equity industry.
  • Background in accounting for various types of entities including private equity funding and REITs.
  • Intermediate-to-advanced in excel; demonstrated experience creating templates, trackers, financial models.
  • High level of interest in working in real estate investments and at an institutional level on a daily basis.

 

 

You'll crush it if you have experience with:

 

  • Creating/updating technical accounting policies
  • NAV, IRR, DSCR calculations and modeling
  • Yardi Voyager (Investment Management)
