Description
Serve as an Associate within the loan asset management function of CIM’s growing commercial real estate lending platform. The Associate, Loan Asset Management is primarily responsible for ongoing, front-line asset management of construction, bridge and other commercial real estate loans for CIM’s various credit vehicles. CIM’s credit vehicles currently consist of over $7bln AUM with an average balance of $125mm+ with office, multi-family, hospitality and industrial as the main property types
ESSENTIAL FUNCTIONS:

- Re-underwrite and re-value CRE loan collateral (mainly office, hospitality, MF, and industrial) by creating 5-year cash flow proformas
- Help the team lead manage the post-closing relationship with our sponsors/borrowers, including front line communications
- Oversee external servicer and construction consultant to review and fund borrower loan advance requests
- Work with CIM’s internal and external loan servicers to efficiently receive high-quality data and ensure borrower relationships are maintained and borrower requests are processed timely with a focus on creating positive client experiences
- Coordinate among various CIM departments, including Investments, Legal, Development, Leasing, Property Management and Portfolio Oversight to leverage in-house expertise when conducting analysis
- Provide research-driven recommendations and analysis with respect to lease approvals, construction draws, rebalancing requirements, asset dispositions, special servicing and REO
- Monitor asset-level compliance with loan covenants (i.e. – DY tests, cash flow sweeps, extension tests).
SUPERVISORY RESPONSIBILITIES

- No supervisory responsibilities to begin with. However, strong growth prospects as the platform/team continues to grow.
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

- Bachelor’s degree in Finance, Accounting, Real Estate or other quantitative or related fields preferred
- 2+ years relevant experience in CRE Loan Asset/Credit Risk Management. Bridge and Construction loan experience preferred.
KNOWLEDGE, SKILLS AND ABILITIES:

- Ability to read, analyze and interpret complex documents including legal contracts, term sheets and leases
- Ability to respond effectively to the sensitive inquiries in written and verbal format to a wide range of audiences
- Ability to effectively interact with both internal and external parties on complicated topics and sensitive matters
- Familiarity with real estate and real estate finance
- Ability to comprehend and analyze general economic data and statistics
- Ability to model various outcomes as it pertains to real asset financial performance
- Ability to define problems, collect data, establish facts and draw valid conclusions
- Demonstrated proficiency with Microsoft Office including Outlook, Excel, PowerPoint and Word
