Open Industrial is a real estate investment company established in 2020 with offices in Bethesda, MD and Los Angeles, CA.  We are focused on acquiring Industrial Outdoor Storage (IOS) assets that have mission critical outdoor storage components. The properties we acquire are an essential part of the economic fabric for major metropolitan markets.
 

About the Position

We’re currently seeking an Associate, Asset Management to support our investments in industrial outdoor storage real estate. This person will be responsible for monitoring and reviewing our portfolio performance and supporting leasing, financing, and disposition activities to ensure successful execution of each asset’s business plan. This position would be a great opportunity for someone who wants to be part of an innovative real estate company with a unique investment strategy. This is a full-time position in our Los Angeles office that reports to the Director of Asset Management. 

What you’ll do in this role

  • Support the execution of asset-level business plans
  • Evaluate capital markets transactions
  • Update and maintain the integrity of our internal asset management database
  • Assist in preparing reports for senior management, investor relations, and loan compliance
  • Evaluate portfolio metrics and prepare reforecasting models to support new leases, refinancing and dispositions 
  • Analyze new tenant opportunities and lease structures, comparing against initial pro-forma underwriting
  • Collaborate and prepare quarterly distribution analyses
  • Support Property Management and Asset Management teams in preparation of annual operating budgets
  • Assist in negotiation of lender term sheets and loan docs
  • Coordinate and assemble lender due diligence materials for property and portfolio financing
  • Participate in weekly asset management, leasing, and property management meetings
  • Proactively manage critical dates for loans, leases, financial reporting and escrow requirements 

What we’re looking for you to have

  • BS/BA degree in Business or Finance, or with Real Estate focus
  • Advanced degree or relevant certification (MS in Real Estate, CFA, etc.) is beneficial, but not required
  • 3+ years of experience in asset management
  • Master of Microsoft Excel and ARGUS Enterprise
  • Demonstrated ability to prioritize an evolving workload
  • Ability to read a situation and negotiate in real-time 
  • Strong organizational skills and attention to detail
  • Ability to present complex information clearly and concisely
  • Self-motivation along with excellent time management skills
