Under the direct supervision of the Managing Director, the Real Estate Acquisition and Development Director will establish the client's presence in the Southern California markets specifically Los Angeles County, Orange County, Ventura County, and will directly be responsible for all residential land acquisition, due diligence, market research and evaluation, project management, financial analysis, development and project disposition.
 
 
Primary Responsibilities
  • Sources and identifies potential land acquisition opportunities for residential development
  • Performs property and market research using web based software
  • Maintains a land tracking database and maps acquisition targets
  • Ensures properties are in accordance with both target acquisition parameters and the company's Business Plan and Investment Thesis
  • Works with MD and Team to develop new strategies to elongate the company's business model
  • Actively meets with brokers, property owners, land sellers, and city staff to obtain information for current and future projects
  • Builds effective relationships with local representatives in the marketplace, including home building companies and other potential buyers of the company's projects
  • Assist with Macro Market/Economic Analysis
  • Determines the competitive market of feasibility of a potential project using quantitative and qualitative analysis 
  • Conducts site visits to fully understand each asset being underwritten, the local real estate market, and competitive properties
  • Complete financial modeling and analysis for underwriting purposes
  • Creates an updates key reporting documents
  • Monitors transaction schedules according to property Purchase and Sale Agreements
  • Assist with the preparation and distribution of project reports, documents, plans, budgets; including, but not limited to: reporting documents such as PIM, IST, Land Book, and Investor Teasers
  • Organizes project files both in hard copy and electronic database management software (Box)
  • Orchestrate Letters of Intent
  • Responsible for deal negotiations and structure, with the assistance of the MD
  • Responsible for all project entitlements, schedule, and budgets, with the assistance of the MD and DE
  • Attends all relevant meetings
  • Acts as the points of contact for the company for both internal and external reporting
  • Other duties as assigned
