Overview. The Construction Manager will work directly with a Development Company on a complex luxury resort and residential project in the Northern Napa Valley area. The CM will be responsible for leading and managing all aspects of construction from initial feasibility through project close-out, in conjunction with the Developer’s Director of Construction to whom he will report. The CM will be managing multiple phases of a large-scale project over several years. The CM will be joining an international team, will be expected to be committed, trustworthy, work flexible hours, travel internationally and work on their own initiative. The CM will be required to live in close proximity to the project site. The ideal candidate would have a background in each of development, consulting and general contractingSense of humor essential.

Responsibilities include:

 

  • Working with and answering to the Development Construction Director;
  • Maintaining relationships with a team of international and local designers, Architects and Engineers;
  • Fostering relationships with the selected Contractor, Subcontractors, and Suppliers. Overseeing scoping, bidding, and contract negotiations with Contractor.
  • Providing construction expertise in due diligence, site analysis, conceptual and detailed estimating, scheduling, value engineering, buildability, quality control, life safety standards, adherence to codes;
  • Leading pre-construction team with project scoping, value engineering, and ensuring completion of fully coordinated construction documents. Manage technical programming and constructability review. Prepare and manage construction budgets and schedules from initial feasibility, start of construction and through to project closeout;
  • Supporting permitting efforts with local jurisdictions. Oversee procurement of contractor-specific permits. Manage relationships with City and/or County inspectors;
  • During construction, responsible for management of the contractor, construction contract administration, budget and schedule control, and identifying and mitigating project risks (including Claims). Oversee third-party construction administration team to ensure timely reporting and issuance of Change Orders, ASIs, RFIs, and submittals;
  • Preparing periodic construction reports for internal management and external stakeholders;
  • Managing project closeout, turnover, and warranty period. Review contractor warranties, operations manuals, and as-built records. Participate in training property management teams on building operations and maintenance;

 

Education, Experience & Skill Requirements

 

  • Construction/Project Management, Engineering, QS or related degree
  • Minimum of 10 years relevant experience;
  • Experience in luxury hospitality and/or residential preferred
  • Previous California Experience; knowledge of CEQA and local building codes;
  • Excellent communication skills, both in writing and verbal;
  • Experience preparing and presenting reports, budgets, and schedules;
  • Thorough understanding of the administrative and documentation aspects of construction;
  • Team player, able to work in a fast-paced environment;
  • Proficiency with Microsoft Office Suite, Microsoft Project/Prima Vera/ Revit
  • Knowledge of Mandarin would be useful
