Leasing Manager

 

Atlantic Development Group seeks a Leasing Administrator, reporting to the VP of Asset Management, who will be directly responsible for managing the day-to-day leasing functions, the renewal process and marketing/advertising programs for a New York City portfolio consisting of properties in Manhattan and the Bronx. This position is in need of an expert leasing and marketing professional that can drive the performance of the department to achieve and exceed the property’s budget goals while balancing exceptional customer service. The ideal candidate will have experience with resident communications to ensure the highest satisfaction during their tenancy. This professional will need to understand market trends, marketing avenues, proficient in understanding floor plans and layouts and be adept at communicating and reporting statistics to management. Must be able to work in a fast-paced environment with a collaborative team.

 

Responsibilities:

Set leasing and marketing strategy for the property.

Oversee onsite leasing office operations to ensure that processes are in place to achieve performance targets.

Inspect and evaluate the condition of units prior to new resident move-ins, ensuring regular communication with site staff to develop an efficient move-in process. Review vacancies, walk tour path.

Monitor competitive landscape (pricing trends, incentives, broker feedback) for evaluating pricing levels and strategy.

Recommend and track marketing avenues, oversee marketing campaigns and monitor traffic results.

Manage the syndication of apartment availability through different digital residential real estate channels and content providers and evaluate effectiveness of different advertising spending.

Oversight of policies, procedures, and proper execution of all new lease signings. Oversight responsibilities include (but are not limited to): 1) lease approvals and credit evaluations; 2) processes to ensure documentation completeness and accuracy; 3) monitoring compliance with all statutory requirements in collaboration with Director of Compliance & Leasing.

Complete initial certifications for LIHTC and Middle Income units regulated by HDC & HPD for review by Director of Compliance & Leasing.

Prepare and update weekly management reports; provide daily reporting on key performance indicators such as traffic, lead sources, appointments, leases, and conversion ratios.

Prepare, submit for approval, and distribute Rent Stabilized Renewals.

Liaise between prospects/tenants and ownership on rent negotiations for vacancy and renewal leases.

Responsible for all resident storage, parking agreements, and amenity usage agreements.

Address resident concerns and maintenance requests in a timely manner to ensure satisfaction; work with maintenance team to schedule appointments and understand tenant needs.

Prepare and distribute tenant communications and notices.

Coordinate all tenant move in’s, move out’s, and furniture deliveries.

Assist in rent collection of delinquent accounts.

Working some weekends is required.

 

Requirements:

Minimum of two years of leasing management experience.

One-site, BuildingLink, and BjMurray experience helpful.

Proficiency with MS office suite - Outlook, Word, and Excel.

Strong organizational, verbal and written communication skills are a must.

Must be able to work both independently and in a group setting.

Must be able to multi-task and thrive in a fast-paced, constantly changing environment

Familiarity with housing laws, especially affordable housing, is preferred.
