PM Realty Group provides analytical services and support for ARA | American Realty Advisors. The Manager, Analytical Services is responsible for the oversight, management, and ongoing expansion of the analytical support platform. Specific accountabilities include the hiring, development, management, and retention of analytical professionals across the functional areas of asset management, portfolio management, and investments.
The position plays a direct role in the development and execution of the analytical support strategy for a leading institutional real estate firm with a strong track record as well as the potential for long-term professional growth. This role works directly with ARA’s Managing Director, Asset Management and the Chairman and CEO, and has direct accountability for communication and the satisfaction of performance expectations concerning the analytical platform. The Manager, Analytical Services is responsible for assisting ARA in the execution of its operating strategy on its national real estate investment portfolio. This role is based in ARA’s Los Angeles, California office.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
§ Function as a strategic advisor to ARA’s senior management regarding critical operational and professional issues associated with the analytical team.
§ Interface with ARA’s executive management to confer on organizational strategy, objectives, and policies, as well as the development of job roles and responsibilities for both new and existing positions.
§ Ensure the continuous improvement in quality and efficiency of operational workflow in collaboration with managers and senior professionals.
§ Daily oversight, performance, and evaluation of analytical work including, but not limited to:
§ Asset Management
§ Property level budgeting and business planning
§ Operational analysis, financial analysis, and cash flow budgeting
§ Real estate valuation and investment analysis utilizing Argus and Excel as well as third-party appraisal review
§ Lease valuation, contract review, and administration
§ Loan procurement and administration
§ Property reporting and market research
§ Portfolio Management
§ Portfolio analysis, monitoring, and internal reporting
§ Annual portfolio level budget and business plan administration
§ Creation of client correspondence, reporting, and presentation materials
§ Portfolio transition management
§ Investment management agreement administration and compliance
§ Processing of client and consultant information requests
§ Evaluation, underwriting, due diligence, investigation, and closing of potential commercial real estate investments, including direct equity, joint venture, senior and mezzanine loan placement, preferred equity, and other structured finance investments.
§ Investment committee presentations and memo preparation
§ Support sourcing of investment opportunities
§ Administer the on-site human resources function for the analytical teams who play a direct supporting role in the acquisition, asset management, portfolio management, and disposition of debt, equity, and hybrid equity investments in accordance with objectives of firm and its clients.
§ Oversee on-site recruiting, onboarding, training, performance, and employee relations.
§ Evaluate performance and quality of work product to ensure compliance with company policies as well as industry best practices.
§ Serve as a liaison between analytical team members and PMRG corporate offices regarding payroll, timekeeping, benefits, and employment policy inquiries.
§ Identify, evaluate, and resolve employee relations and performance issues; communicate with supervisors, managers, and executives to determine and implement effective remedies.
§ Conduct financial management and planning of analytical support group vis-à-vis management of financial reconciliation process, operating cash flow forecasting, client billing, collection, and expense reimbursement approval.
§ All other responsibilities that may be assigned from time to time.
EDUCATION and/or EXPERIENCE:
Bachelor's degree (B. A.) from four-year College or university in Finance, Real Estate or related field; or at least five years relevant experience in commercial real estate analysis or asset management; or equivalent combination of education and experience.
Minimum of two years of direct oversight of analytical professionals required.
Must have a broad understanding of asset management, portfolio management, investment underwriting and valuation, and a strong comprehension of real estate fundamentals.
Ability to write routine reports and correspondence. Ability to speak effectively with employees, vendors, etc. of the organization. Fluent in English.
Strong finance and mathematical skills including, but not limited to the ability to calculate and understand discounted cash flows, NPV’s, IRR’s, as well as the capability to generate and interpret statistical data.
Must be well acquainted with all real estate industry-specific reports such as variance, discounted cash flows, IRR’s, hold/sell modeling, etc. and be able to leverage such knowledge in the daily oversight, performance, and evaluation of analytical work.
