INVESTMENT ASSOCIATE
JOB DESCRIPTION:
Hillcrest, a real estate debt fund, is seeking an investment associate to support the firm’s originations and asset management teams. The candidate will be responsible for the analysis of subordinate investments, including B Notes, mezzanine debt and preferred equity investments, for commercial real estate across asset classes throughout the United States. The Investment Associate is tasked with reviewing loan requests and using Excel and Argus to create models to analyze various debt structures to be used in making investment recommendations to senior management. Additionally, the candidate will be required to assist in creating investment memoranda, conduct in-depth market research and due diligence, support asset management activities and may assist in firm marketing-related activities. Candidate will work closely with the company’s executives.
ESSENTIAL JOB DUTIES:
- Financial modeling and spreadsheet analysis for underwriting and due diligence activities via Excel
- Financial modeling / underwriting and activities via Argus, including asset valuation, forecasting and reporting
- Research property markets, including competitive property sales and leasing data
- Conduct property-level due diligence, and assist senior originations professionals throughout the investment cycle
- Support senior originations professionals in organizing and writing pursuit and investment-committee memoranda
- Assist asset management by monitoring investments and assist in valuations and monthly and quarterly asset reporting
- Assist capital-raising professionals in preparing presentations and reporting
- Think critically and analyze information to provide meaningful insight and input into deals
REQUIREMENTS:
- Ideal candidate will have between one and two years of related real estate experience
- Focus on real estate finance or acquisitions
- Firm understanding of Excel software with financial modeling and spreadsheet analysis experience
- Experience using Argus Enterprise Software for underwriting and analysis activities
- Strong work ethic and attention to detail

- Strong analytical and quantitative skills
- Ability to thrive in a fast-paced entrepreneurial environment and be a team player
- Strong interpersonal skills with the ability to simplify complex ideas into presentable messages
