The Company:

We are a fast-growing multifamily investor based in Marin County targeting multifamily investments in California.  Our team brings decades of successful experience in the acquisition, rehabilitation, operation and sale of West Coast apartment communities.

 

The Company was founded by two California multifamily veterans, who bring more than 25 years of combined industry experience and over $2.2 billion in transactions across 12,500 multifamily units. The firm currently serves a collection of high net worth family offices and individuals alongside select institutional investors. 

 

 

The Role:

Our company is seeking an experienced Construction Project Manager to lead the renovation of existing apartment communities and the development of new smaller format apartment communities.  The project manager is responsible for the implementation of each asset’s physical business plan from due diligence through renovation and stabilization.  This position reports directly to the company founders and has the following responsibilities:

  • Coordinate physical due diligence for the company’s new acquisitions
  • Create line item budgets and construction timeline for each asset prior to purchase
  • Create detailed scope documents and manage bidding process
  • Collect multiple construction bids and review with owners
  • Review, amend and finalize construction contracts and vendor insurance certs
  • Create and manage overall project construction plan and scheduling
  • Manage city design review and permit process
  • Manage budget and construction loan draws
  • Manage on-site construction progress and work quality
  • Manage punch list creation and final work / permit sign-off
  • Anticipate problems and adjust plan to avoid problems
  • Create and approve annual capital plan for completed projects
  • Continual sourcing of new vendor relationships
  • Continual sourcing of new materials
  • Development management of smaller new construction projects (<50 units)

Required Experience:

We are looking for a win-win fit for our growing team and someone who has long known that their strength/passion is in project management and development of real estate projects.  More specifically:

  • College degree in construction management
  • Minimum 3-5 years’ experience in multifamily or single-family development
  • Strong interest in real estate
  • Extensive construction management experience
  • Experience bidding and preparing vendor contracts and suite of existing vendor relationships desirable
  • Experience managing detailed construction budgets and execution sequencing
  • Experience with project management software (Microsoft Project or Similar)
  • Strong Knowledge of Microsoft Office programs (Excel, outlook and Word)
  • Understanding trades and best installation practices
  • Ideally candidate has a suite of existing vendor relationships
  • Understanding jobsite safety standards
  • Experience in ground-up development (not required)
  • Access to car to insurance
