About the Position
The Acquisitions/Investment Analyst will be responsible for property-level financial analysis, market research, periodic reporting and assisting in the creation and presentation of Investment Memos. The role will report directly to the Acquisitions Lead and will work closely with the firm’s Director. Compensation will be commensurate with experience.
Ideal candidates will have at least two years of experience in an analyst, research, or asset management position involving multiple product types. Preference will be given to experience in multifamily, retail, hotel, office and then, industrial – in that order. Local relationships are a PLUS.
The analysis will focus on JV partnerships, pref equity and structured debt. Experience analyzing Operating Statements, drafting Investment Memos, abstracting leases, and interpreting JV Agreements is a PLUS.
Excel skills are weighted 90/10 vs. Argus. We are willing and happy to train a strong Excel candidate in Argus and, if needed, will pay for formal training in Argus AE; which we use internally on a limited basis.
Basic understanding and modeling of Waterfalls, XNPV analyses, and various debt and distribution structures is a MUST. We can train the candidate to intermediate proficiency of said skills quickly.
The ability to create a model from scratch is inherent in a candidate looking for immediate advancement as we feel it is representative of the critical thinking skills required to be successful at Greenstreet. With that said, any candidate should be able to quickly critique and identify potential inaccuracies in third-party models.
Preferred Software Experience (in order of preference): Excel, PowerPoint, CoStar, Argus, Axiometrics.
