Construction Manager

Design Pro Development LLC is a residential, mixed-use, and multifamily real estate development firm seeking an experienced Site Supervisor to help manage our growing portfolio of real estate. This is a unique opportunity to be a part of a growing boutique real estate development company that heavily focused in the Brewerytown an exponentially growing neighborhood, in Philadelphia, PA.

Candidate should have at least 3-5 years of experience in construction management. The candidate will directly work with key company personnel in all aspects of development/construction of projects.  

Site Supervisor Responsibilities:

This position will manage up to 40 different projects simultaneously in the field for the purpose of monitoring budgets, timelines, scope, quality of workmanship, and continually communicating these and other project information and issues to the CEO and rest of the team. Additionally, the candidate will be responsible for interfacing with the GC, sub-contractors, owner’s reps, architects, designers, engineers, and other specialty trades including maintaining the schedule, and managing change orders.

• Prepare construction specifications and source and evaluate contractor bids through general contractor selection.
• Work with contractors to purse value engineering opportunities.
• Negotiate construction contracts.
• Provide executive level updates to the team and other stakeholders on project phase progress, budget vs. actual project expenditures status, change orders, and other key issues.
• Review project submittals and requests for information.
• Review and approve change orders, contractor payment and another project invoicing.
• Coordinating construction loan draw requests.
• Assist in transition from construction phase all the way to property and asset management.

Qualifications

• Demonstrated experience with a full cycle of development process
• OSHA 30 Required
• Extensive expertise and knowledge of Philadelphia, and its building codes, requirements
• Applicant must be detailed oriented with analytical skills and ideally be proficient with excel and due diligence skills.
• Bachelor’s degree required. Degrees in architecture, engineering, and construction management, business, and real estate planning preferred.
• Candidate should have at least 5 years of experience in residential & multifamily real estate.
• Team player, with exceptional communication and organizational skills eager to work in a VERY fast paced environment.
• Strategic creative thinker.
• Computer skills with excel, and word.
• Ability to review and understand constriction drawings.
• Ability to multi-task several projects.

Compensation commensurate with experience. Including vacation, and paid time off. Casual attire work environment.
