Job Description: Investment Analyst
The candidate will be expected to have a good understanding of commercial real estate fundamentals with a specific understanding of financial and asset management principles.
 
Northpond is an entrepreneurial firm and the candidate will need to share the same attributes and help contribute to the growth of the firm and its portfolio.
 
Responsibilities in Acquisitions
- Underwrite, model and analyze potential investment opportunities
- Build cash flow projections using ARGUS and Excel software
- Review legal documents and other materials as part of the due diligence process
- Abstract key documents including leases
- Provide analysis of deal level and financial information
- Develop well-structured written & graphical materials, including but not limited to:
          - Investment committee memos and presentations
- Business Plans
- Develop business plans
- Maintain opportunities and transactions tracking databases
 
Responsibilities in Asset Management
- Maintain and update ARGUS and Excel models of existing assets
- Coordinate with 3rd party contractors & partners
- Analyze monthly performance of assets under management
- Preparation of annual asset budgets by overseeing 3rd party property management groups
- Track asset performance in order to prepare investor distributions
- Assist with various financial & reporting functions, including:
          - Analysis of lease proposals
          - Maintaining reports on existing assets
          - Expense comparisons
          - Occupancy & income tracking
          - Maintain key underwriting files & templates
          - Project budgeting and tracking
          - Daily interaction with senior management in order to execute on asset business plans
 
Essential Skills
The analyst will work closely with the firm’s principals and senior management, and will have levels of responsibility beyond the typical analyst role. The following qualities are required:
  1. Dedicated Self Starter: Strong problem-solving skills & ability to follow through on project-based work autonomously
  2. Communication: Excellent written and oral communication skills
  3. Financial & Economic Expertise – Understanding of business principles and highly skilled at interpreting and analyzing financial and micro & macro-economic data
  4. Modeling: Strong Argus and Excel modeling skills
  5. Organized: Prioritize and manage multiple assignments at once
Background and Experience
  • A bachelor’s degree in at least one of the following studies/major: Finance, Economics, Mathematics, Accounting
  • 1 to 3 years of relevant experience in a similar environment such as: Real Estate, Financial Services, Accounting, Consulting
  • Must be proficient in ARGUS and Excel
  • Bonus but not required, Any level of proficiency in programming (Python, R or similar languages)
