JOB SUMMARY


Provide essential analysis, investor reporting, financial modeling and drafting information memorandums for our Local Capital Group. Focus on asset management, acquisitions, market data & research, and capital tracking. Integrate into the Company and local marketplace to support Partners as broadly as possible and cultivate relationships with the capital markets and real estate brokerage community. As an Analyst/Associate with Local, the candidate will be responsible for drafting investor presentations, building and maintaining real estate pro forma models, drafting quarterly investor reports and underwriting new deal flow.

FUNCTIONAL RESPONSIBILITIES:


Asset Management

  • Support analytical and financial modeling on existing assets: multi-family, mixed-use and office/industrial
  • Update financial models by working closely with Partners to gather the required data and ensure accuracy
  • Work with Accounting to assess project status reports and evaluate potential impact on investor returns
  • Frequently update market assumptions (rents, cap rates, sales psf, construction costs, etc) affecting existing assets in order to evaluate potential impact on investor returns
  • Assist in production of quarterly investor reporting through local market data gathering

Acquisitions/Development

  • Accountable for analysis and due diligence activities for new acquisition opportunities
  • Keep abreast of local real estate market information on an on-going basis
  • Regularly review newsletters, publications and capital markets content to remain current 
  • Survey market rents, inventory, absorption, vacancy, and new construction trends
  • Maintain current deal flow pipeline and capital partner pipeline through meticulous data management

  • Understands asset valuation, IRR and waterfall calculations and fundamental real estate finance terms

ESSENTIAL SKILLS:

  • Advanced in Excel, PowerPoint and Word; Familiar with Argus; competent with any software that enhances company productivity
  • Familiarity with Debt and Equity Capital Markets
  • Time management skills, high attention to detail and ability to multi-task
  • General finance, accounting, leasing and capital markets understanding
  • 2-3 years of real estate finance experience and/or real estate/business finance degree required
