Corpus Christi, Tx

The Commercial Property Manager for an large Class A office building, in Corpus Christi, Tx, will be adept at managing, not only a Class A office building, but also multiple relationships, needs, and personalities of clients, tenants and co-workers. Applicant must be energetic, accomplishment oriented, okay with a hands-on, roll up your sleeves approach and ready to immediately engage in a fast-paced environment.

Interaction will include all levels of management, tenants, co-workers, staff, supervisors, vendors and clients from a wide array of disciplines and; therefore, polished communication (verbal & written), presentation and organizational skills are indispensable.

General responsibilities include overseeing building operations, lease administration, vendor management, client reporting, tenant relations, budgeting and financial management, project management, marketing and leasing.

Commercial Property Manager Duties

  • Manage the day-to-day activities of the facility while driving the effectiveness of the marketing with the leasing team.
  • Participate in and provide constructive input for corporate strategic planning.
  • Implement strategic goals and objectives while maximizing Net Operating Income.
  • Ensure the accuracy of all property-level financial data, and that all revenues are properly billed and collected.
  • Prepare the Annual Operating and Capital budgets in cooperation with Asset Management.
  • Create a 5 year and 10 year capital plans for the asset
  • Responsible for monthly and/or quarterly reforecasts and detailed variance analysis as needed.
  • Oversee rent collection utilizing the assistance of the Accounting and Accounts Receivable staff.
  • Approve wage and bonus schedules in line with budget and operating constraints.
  • Approve, within budgetary and corporate guidelines, expenditures for capital equipment.
  • Oversee that operations are consistent with cash flow and financial goals.
  • Oversee the monthly sales reporting and lease review processes
  • Ability to handle public relations situations within corporate guidelines.
  • Oversee the facility staff and develop professional development plans for the employees.
  • Resolve customer complaints and service issues professionally and in a timely manner.

 

Operations Duties

  • Supervise and administer all tenant and landlord construction.
  • Direct, administer, and negotiate all service and maintenance contracts within the RFP Process.
  • Accurately track and control all CAM expenses and prepare the CAM expense portion of quarterly forecasts, including participation in the annual budget creation process.
  • Review, submit, confirm coding, and approve all invoicing to ensure timely payment of invoices with Accounting Team.
  • Administer all State and Federal required reports and safety documentation {OSHA}.
  • Oversee efficient operations of common area systems and implement the tracking of same on the Property Maintenance plan.
  • Implement and manage Risk Management and Emergency Planning and Response Plans per company guidelines.

Experience and Skills

  • Bachelor’s Degree preferred
  • Class A Office experience required
  • 5+ years’ experience in management position
  • 3+ years’ technical experience of physical systems on commercial buildings.
  • Knowledge of commercial building practices and systems, HVAC, plumbing and electrical systems
  • Strong leadership, motivation and managerial skills
  • Proven ability to be flexible, prioritize and manage multiple projects while delivering on a deadline
  • Effective listening, communication (verbal and written) and negotiation skills

Physical & Mental Requirements

  • Must be physically and mentally able to perform the duties and responsibilities listed above.
  • Ability to move throughout the premises to interact with tenants and operations employees.
  • Must occasionally lift and/or move up to approximately 30 pounds, including without limitation, office supplies and items associated with the operations of the management office and property.

Overtime/Holiday Work Shifts

  • Must be flexible and able to work nights, weekends and holidays if needed.
