Description


Well established NYC based real estate firm with an extensive record of success in the development and acquisition of office, residential, retail and hotel properties has an immediate need for a Project Manager. The successful candidate must have extensive and directly related hands on experience in commercial office and retail properties in NYC.

Responsibilities:

Manages all phases of project management including design, construction, occupancy and quality control.

Establish and manages cost controls and documentation to properly manage the project budget.

Continuously evaluate the design and construction progress and team performances to ensure project meets schedules and within budget.

Tracks progress of projects against goals, objectives, timelines, and budgets, and generates reports on status. 

Where required, prepares scopes of work, solicits proposals, assembles RFP’s, negotiates contracts and prepares other project documentation to properly organize and manage the operations.

Responsible for the successful commissioning and turnover of the project. This shall include but not be limited to managing the punch-list process and required close-out documents.

Works closely with other functional areas of the organization, project contractors, internal team members, external collaborators and vendors. 


Qualifications:

BS in Architecture, Civil Engineering, Construction Management, Industrial Technology or a related Surveying/ Construction Economics degree or equivalent experience.

Minimum of 5 years of construction related experience.

Demonstrated ability in the areas of construction management, mastery in field operations, scheduling, budgeting, cost control, financial reporting and client relationships.

Able to recognize situations/ problems develop alternative solutions and implement decisions compatible with company goals.

Excellent organizational, leadership, analytical and oral presentation and written communication skills are needed.

Proven proficiency in word, excel, scheduling software, and various software packages as required by specific position.

Proven ability to work independently.

Proven ability to perform a variety of critical and often confidential tasks with constantly changing priorities.

Proven ability to meet deadlines, carry through assignments and exhibit accuracy and neatness.

Proven ability to interact, develop and maintain a positive working relationship with personnel on all levels, both within and outside the company.

Proven ability to respond to varying situations with tact, diplomacy and professionalism.

Must be comfortable working under pressure.
