Company Description:

This is an employee owned, entrepreneurial real estate investment company. The company was established with a long-term orientation to focus on value-based real estate investment with favorable risk/reward characteristics, often with a contrarian investment approach.

Our investment team averages approximately 20 years of real estate experience across disciplines including acquisitions, asset management, property management, development, redevelopment and distressed investing. We make direct investments and provide capital to sponsors through preferred equity, joint venture partnerships, and junior debt positions. The company and its affiliates have invested over $1 billion in more than 12 million square feet, including 11,000 multifamily units.

 

General Nature of Position:

Responsible for “running the business” of a portfolio of properties including formulating and executing short-term and long-term asset management strategies and running property operations. Provide asset management recommendations regarding value-added decisions for multifamily, retail, and office properties owned and in development. Provide acquisition due diligence and closing support. 

 

Goals:                                

  • Contribute significantly by leading asset management, disposition, and acquisition initiatives and making recommendations to senior management of a rapidly growing commercial real estate venture.
  • Lead effort to implement asset management decisions with leasing and property management professionals.
  • Negotiate leases, purchase and sale agreements, and loan documents in conformance with the firm’s goals.

 

Responsibilities:            

 

Portfolio Management

  • Independently manage a wide range of real estate financings and equity positions, located in multiple markets and assume primary responsibility for the performance of a portfolio of multifamily, office, and/or retail assets
  • Provide strategic direction for a diverse portfolio and develop, present, and execute comprehensive, annual business plans for each asset
  • Continuously innovate and find new ways to grow revenue and streamline expenses, boosting property cash flow
  • Negotiate new leases, deal amendments, buy-outs, extensions, and closing of loans
  • Lead disposition of select assets, including selection of broker, negotiation of PSA, due diligence, and closing

 

Budgeting and Reporting

  • Assist in the acquisition process including traveling to evaluate new investments, due diligence, and developing operating and capital budget and business plans
  • Understand and bring clear definition to the cash flow waterfall for each property
  • Deliver presentations and concepts in a clear and concise manner with senior management and various other internal and external stakeholders
  • Monitor and manage stabilized property performance to meet defined goals
  • Coordinate and communicate with investment partners regarding periodic reporting and decision making
  • Thoroughly analyze the impact of lease transactions and capital projects to property value (discounted cash flow analysis) and cash-on-cash returns
  • Provide insight into existing portfolio for evaluation for non-controllable expenses- utilities, taxes, insurance, replacement reserves and others
  • Analyze weekly traffic reports, monthly and quarterly property level financial statements comparing actual performance to budget
  • Create investment annual operating and capital budgets and confirm the same with project partner for consistency with investment business plan

 

Property Management

  • Perform annual property inspections to ensure viability, prudent operational performance, and fiscal management
  • Understand and use variances to better manage on site property manager, ensuring that each property performs to expectation
  • Perform regular site visits to make certain that site-level staff are effectively leasing and operating the properties, and that the properties are being physically maintained to a high standard
  • Evaluate, select, and manage third party property management companies
  • Travel (approx. 25%) to existing and prospective investments

 

Team Building

  • Provide guidance and training to Asset Managers
  • Will work with the Senior Investment Director to build out the team overtime as the asset base grows
  • Complete special projects, as required

 

Qualifications:

 

  • Bachelor’s degree (B.A. or B.S.) from a four-year college or university in economics, finance, accounting, mathematics, or related field (MBA a plus)
  • Minimum of 10 years of overall direct commercial real estate experience including at least 2 years of experience assuming primary, direct responsibility for a portfolio of assets
  • Advanced proficiency in Microsoft Excel and complex financial modeling software programs such as Excel and ARGUS
  • Intermediate to advanced computer skills including significant experience in Word and PowerPoint
  • Prior experience with real estate acquisitions, dispositions, leasing, multifamily asset management, or development required
  • Thorough understanding of the physical and financial aspects of property performance, and the relationship between the two
  • Ability to solve problems and work in a fast-paced environment with minimal supervision and prioritize, organize, and delegate responsibilities
  • Strong leadership skills, patience and general effective communication skills with the ability to achieve buy-in from all members of the team
  • Experience supervising leasing and property management professionals
  • Ability to travel domestically

 

Compensation:

Salary to be agreed commensurate with experience (base + bonus potential)

 

Work Schedule:

Approximately 50+ hours per week is anticipated.
