A real estate investment company is seeking for an experienced accounts receivable (AR) and leasing accountant, who will be responsible for reviewing and abstracting commercial/residential real estate leases, as well as processing the monthly rent statements/invoices, recording accounts receivable and payment applications.  The role will also handle various analysis and ad hoc projects. This position requires someone who is analytical, motivated, has excellent interpersonal skills and is very attentive to detail.    


Primary Responsibilities: 

  • Ensure all lease-related transactions including but not limited to monthly rent, insurance and common area charges are accurate, reviewed and recorded in accounting system MRI properly and on time.
  • Process accurate and monthly invoices to tenants timely. Review monthly tenant billing of all charges to ensure the charges are in compliance with the lease stipulations.  
  • Run and review monthly rental revenue posting for accuracy
  • Processes/calculates all appropriate pass-through expenses to tenants, reconciles tenant accounts and prepares portfolio analytics reports. Performs account reconciliations to ensure all rent related expenses were billed as per the terms of the Lease agreement and payments applied.
  • Prepare and analyze annual CAM projections and reconciliations.  Prepare documentation for each tenant and distribute.
  • Prepare and provide financial analysis and critical reports for management. Writes narratives for monthly variance reports, providing analysis and interpretation of lease information.
  • Supports the accounting/finance functions with budgeting and forecasting of rent and rent-related expenses.  Conducts financial analysis/accounting as appropriate, including AR, rent rolls, and budgets in accordance with required accounting principles (GAAP, Tax, Cash, etc.)
  • Coordinate, review and prepare miscellaneous invoices to tenants timely in conjunction with AR and property management, including sundry charges, other building related expenses, work-order, other tenant bill backs and utility consumption.
  • Review, analyze and document accounts receivable issues between landlord and tenants.  Contact tenants for corrections, adjustments and collections.  Prepare and analyze list of delinquent tenants for property management’s review.
  • Prepare and handle lease correspondence (default notices, lease notices, violations and collections).
  • Prepare, distribute and collect various types of transactional agreements including Estoppels, SNDAs, and Commencement Letters.
  • Take ownership of lease documentation and master lease files by maintaining working/electronic lease files and ensuring that all files are updated and complete. Abstract all leases and lease related documents. Maintain and update rent rolls and stacking plans.
  • Review and confirm that dollars agreed to in LOI’s have been translated accurately into lease documents. Proofread drafts of legal documents.
  • Track critical dates as it relates to the lease related clauses and landlord deadlines
  • Responds to management inquiries regarding payment statuses by providing analysis of payment transaction details and summary.
  • Assist with lease interpretations as relative to tenant issues
  • Partner with leasing and finance teams in order to prepare revenue budgets and forecasts
  • Performs other ad hoc accounting and property management functions as necessary and applicable

Required Skills:

  • Excellent financial and analytical skills
  • Ability to understand and interpret data
  • Proficiency with MRI
  • At least 2-3 years of work experience in lease administration, accounting or property management
  • Expertise in understanding and interpreting complex commercial lease language
  • Strong work ethic and self-starter
  • Ability to multitask, work successfully under pressure and effectively manage time and workload
  • Strong verbal and written communication skills
  • Exceptional attention to detail and organization skills
  • Accounting and finance degree is a must
  • A desire to work within a diverse, collaborative, and driven professional environment
  • Ability to work independently and within a team to build relationships and interact effectively with business partners
  • Advanced proficiency in Microsoft Office (Word, Excel, and Outlook) with the capability to master company specific accounting and database programs
