JBL Asset Management is a fully integrated commercial real estate investment company that primarily invests in retail shopping centers in major MSAs across the country. JBL’s current portfolio spans over 2 million square feet and is located across 10 different states.
JBL is currently seeking a Senior Property Manager to manage the company's Florida portfolio of shopping centers and land holdings. The Property manager will be responsible for all aspects of day-to-day property management for the portfolio and will report directly to the Director of Operations. The Property Manager will provide exemplary customer service in a manner consistent with JBL's standards.
Primary Responsibilities:
- Maintain the properties in the manner consistent with JBL’s expectations and guidelines
- Source new vendor relationships as well as manage existing relationships
- Ensure vendors are meeting company expectations and standards per any in-place agreements or contracts
- Obtain, review and negotiate proposals for ongoing property maintenance, capex and construction projects
- Oversee property related construction to ensure compliance with local regulations as well as compliance with any related contracts
- Maintain tenant relationships and satisfaction in order to maximize tenant retention
- Perform property accounting related functions including: annual financial budgeting, CAM reconciliations, invoice tracking and management, ensuring invoices are properly coded to general ledgers, tenant billing, etc
- Monthly review and reconciliation of property operating statements and preparation of actual vs. budgeted performance analyses as needed
- Monitor accounts receivable and implement collection actions on delinquent accounts
- Any ad hoc projects as needed by senior management
- Attend public hearings and meet with public officials as needed
- Monitor property and tenant insurance per applicable landlord/tenant responsibilities
- Ensure real estate taxes are paid timely
- Take responsibility and accountability for time sensitive matters
Qualifications:
- Minimum of 3+ years of prior property management experience
- Proficiency with Microsoft Office, Word, Excel, Outlook, Powerpoint
- Proficiency with Rent Manager Property Management Software a plus
- Ability to read and interpret lease documents, contracts and other legal documentation
- Strong desire to succeed in an entrepreneurial environment
- Ability to think quickly on one’s feet in order to effectively solve unanticipated issues
- Must be detail oriented while working in a fast-paced, multi-tasking environment
- Excellent verbal and written communication skills
- Travel to site visit portfolio properties will be required
Compensation is competitive and will be commensurate with experience.
