FCP is seeking a construction manager to assist with its Texas multifamily portfolio. FCP is a leading real estate investment company that has invested in or financed more than $6 billion in assets since its founding in 1999. We are currently seeking a construction manager to join our team. This is a rare opportunity to join a high-performing real estate firm. This is a field position and the ideal candidate will be based in the Dallas/Fort Worth area. YOUR ROLE: As a construction manager with FCP, you will support investment execution by:
- Scheduling and overseeing all phases of construction from frame to finish; coordinate all necessary inspections.
- Assembling bid packets; approve and select vendors and contractors; monitor work of all vendors and contractors.
- Obtaining all permits and approvals necessary to construct buildings; coordinate and manage all communication with permitting officials to obtain necessary approvals and permits.
- Ensuring all labor and materials are ordered in a timely manner, based on production and installation lead times; order and coordinate delivery/pick-up of all materials required, ensuring pricing meets established budgetary requirements.
- Developing and maintaining construction schedule and tracking system to track and report all phases of projects; regularly reports on status of projects, either in person or through written reports/correspondence.
- Performing constant on-site monitoring and quality control function; managing and resolving punch lists and potential issues and problems.
- Attending all zoning and regulatory meetings.
- Possesses and maintains thorough knowledge of OSHA requirements; implements OSHA guidelines and programs; enforces established safety guidelines and promotes a safe workplace; conducts regular safety meetings with workers.
- Participating in the research and development of new construction materials and methods as required.
- Coordinating environmental testing as required.
- Completing all necessary paperwork.
- Overseeing construction supervisors and contractors.
- Performing other related duties as assigned by management.
- Carrying out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- 5 10 years of direct construction or construction management experience
- Practical construction knowledge of multifamily properties
- Demonstrated proficiency in supervising and motivating contractors
