Position Overview

 

Job Description: We are currently seeking a results-driven Construction Manager to add to our team in Southern California. The position is based in the Irvine office and would support the operations in Orange County, San Diego and Los Angeles. This position reports directly to the Vice President of Construction and is supported by a Contract Administrator; both are based out of the Irvine Office. 

 

The ideal candidate will have demonstrated successes in managing multiple acquisition rehab apartment renovation projects in different geographies. The position involves some travel, telecommuting, and other means necessary to communicate and manage construction projects.

 

Primary Responsibilities and Objectives:

  • The candidate will be responsible for daily management, coordination, and successful completion of a variety of construction, renovation, rehab, and capital improvement projects at multiple project locations
  • Must ensure that all company, client and project policies, procedures and standards are adhered to
  • Maintain official project logs, files, reports, schedules, and documentation as required by the company and other ‘authorities having jurisdiction’
  • Interface with various inter-company departments, as well as parent company corporate functions
  • Interface with project architects, engineers, general contractors, as well as direct any retained subcontractors and suppliers
  • Participate in the development and monitoring of construction schedules in Microsoft Project
  • Partake in the development and deployment of construction budgets
  • Monitor overall project construction budgets, schedule, quality control of work, and prepare monthly status updates
  • Assist Vice President of Construction with estimating, project reports, cost reports, value engineering and other project assignments
  • Implement and utilize sound construction management practices in requesting, processing, comparing, and awarding subcontractor and contractor bid proposals
  • Other duties as required

 

Required Qualifications, Skills and Education:

  • Bachelor’s Degree in construction-related curriculum
  • 3 to 5 years of acquisition rehab construction management experience
  • Experience working with internal and external property management professionals
  • Ability to oversee multiple projects with varying sizes, complexities, and levels of information
  • Strong communication, organizational, and leadership skills are required
  • The selected candidate must live in Orange County

 

Other:

  • Computer Acumen:
    • Ability to communicate successfully via written communication (i.e. email)
    • Above average proficiency with MS Excel
    • Ability to develop comprehensive bid packages/analysis in a timely manner
    • Ability to graphically mark up images via Adobe Acrobat or equivalent products
    • Construction software experience a plus (i.e. Bluebeam/MS Project)
  • Professional Skills:
    • Ability to manage up, as well as down, in pursuit of the goal (Interfacing with Asset Management, Design, and Investments Teams, along with Executive Leadership)
    • Technical Writing – The ability to write technical construction documents including the ability to distill technical information for consumption by those outside of the construction environment
    • Analytical/Innovative – Ability to contribute new and creative ideas to the business process
