FUNDAMENTAL RESPONSIBILITIES
The Project Manager, Construction (PMC) is a project level position at Realterm responsible for leadership of and representation on new development and construction, redevelopments, and renovation projects. This position is responsible for oversight of assigned construction projects, including planning, approval and execution of construction. Engages in a collaborative atmosphere with Realterm’s Development and Investment teams, Development Partners, Fund Managers, Asset Managers, Operations team, Property Management team, Design Team and General Contractors to advance Realterm’s mission to Responsible for all design and construction operations including overall budgeting, cost control, schedules, construction techniques, value engineering, product quality, risk management, design management, conflict resolution, and management of third parties for the assigned projects. Realterm’s projects include ground-up development and redevelopment, with a wide range of tenant improvement efforts and annual portfolio capital expenditure planning. Realterm’s prior construction project costs have ranged between $5mm to $150mm, per project.

ESSENCE OF THE ROLE
• Evaluates, manages and oversees development projects, from pursuit, design through final project completion, on a regional basis
• Oversees and actively manages construction management professionals, both internal and/or 3rd party, providing leadership, guidance, and support in order to facilitate best-in-class project management and completion of Realterm’s development and construction projects.
• Collaborates closely with the Realterm Development Team, Fund Managers, Asset Managers, Property Managers, Leasing, and Principals across all aspects of a project’s construction and development lifecycle.
• Brings best-in-class design, review, and value engineering leadership and judgment to all projects.
• Organizes and provides accurate and timely reporting of a project’s status, budget, and schedule in acceptable formats to fully inform the Realterm Management Team, Development Team, Fund Managers, Capital Partners, Lenders, and others.
• Works with internal and 3rd party resources to provide timely and accurate job cost budgeting, including initial contractor estimates to full competitively bid general
contractor budgets.
• Effectively partners with external and internal parties to design, value engineer, attain project consultants and negotiate contracts to meet timely delivery of the project
• Initiates and maintains effective communication with management personnel in departments that have impact on, or are impacted by, the projects throughout the construction process
• Directs the project design and obtains approvals, as necessary, of all product and materials
• Ensures timely recognition of potential issues, thoroughly investigates cause/effect and assesses key factors. Implements appropriate and adequate action plans to resolve with minimal interruption to schedule
• Creates and executes internal project schedules to manage internal and external milestones, commitments, deadlines, etc.
• Analyzes all 3rd party reports (environmental, geotechnical, structural, etc.), project progress reports, payment applications, etc. and advises executive team on matters needing executive input
• Conducts conferences with key development personnel and consultants on the construction progress and enacts necessary changes
• Coordinates with leasing personnel to review leasing requirements and timelines, incorporate tenant needs into designs, provide accurate estimates, of work, etc.
• Coordinates tenant improvement construction projects and timely turnover to Tenant(s) based on agreed upon occupancy dates
• Coordinates with property management personnel on design of facilities, existing tenant coordination, facility coordination, etc.
• Represents the Realterm in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with 3rd parties, investors, tenants, coworkers and the general public.
• Communicates internal coordination matters and major project milestones through Salesforce.
• Maintains accurate cost records during construction to maintain project budget
• Organizes project costs to facilitate the creation of a historical project cost database
• Obtains all necessary permits and municipal approvals utilizing appropriate resources
• Coordinates all necessary professionals to perform the various aspects of construction projects, e.g. architects, contractors, tenants, code officials, inspectors, lenders, etc.
• Manages pre-construction initiatives including environmental, physical condition assessments, and other existing condition determinations.
• Coordinates with internal and 3rd party resources, negotiates project contracts,
including design and construction documents.
• Coordinates with Realterm insurance providers and counsel to ensure proper risk management on projects
• Communicates projects’ status, delivering accurate and complete financial reporting, with scheduled regular meetings held with minutes and assigend follow-up action items;
• Inspects ongoing projects to ensure proper compensation to contractors and timely completion of project milestones. Project inspections include on-site meetings with the contractor, architect, tenant, and other required parties. Coordinates with Realterm Accounting, creates monthly requisitions/draws for lenders/equity for review and approval by SVPC.
• Completes project closure reports and documentation, including all information from architects and contractors, as well as project reporting for internal and tenant use
• Collaborates with Construction Department staff in the development and continuous improvement of internal and external service delivery processes; leads specific initiatives within an area of continuous improvement.
• Identifies and communicates opportunities and challenges that impact financial results; while constantly pursuing cost effective alternatives to improve financial performance while adhering to brand standards.
• Maintains brand integrity by ensuring that the products and services offered to Tenants are consistent with the Company’s brand proposition and promise.
• Makes independent judgments related to operating procedures impacting assigned projects; escalates need to SVPC for any issue, risk or concern and follow-up
• Performs other duties as necessary

QUALIFICATIONS
he successful individual will be a process driven team player who is highly organized, thrives in a fast paced environment, demonstrates strong creativity and problem solving skills and people management capabilities. The successful candidate will have a proven ability to prioritize, meet deadlines, maintain highly detailed budgets, and optimize the use of 3rd party resources within a multi-tasking environment.

Requirements:
• Bachelor’s Degree in Civil Engineering, Architecture, Construction Management, Engineering, Real Estate, or Business and a minimum of seven (7) years of progressive experience in construction and project management, preferably with industrial and/or commercial properties
• Demonstrated leadership skills, attention to detail, and management of multiple projects and priorities simultaneously
• Excellent and effective written and oral communication skills
• Software Proficiencies – Intermediate to Advanced experience in Suretrak/P6, Microsoft Project, Word, Excel, , Revit, and PowerPoint. Additionally, familiarity with CAD, Yardi, Salesforce, Bluebeam, punchlist software (e.g.: Latista, Vela, etc.), and construction management software (e.g.: Procore, Prolog) is preferred

WORKING CONDITIONS
The Project Manager will work in a general office setting and may require travel up to 50% of the time based on organizational/business/project needs. Depending on stage of project, some extended periods of on-site presence may be required.

LICENSES/CERTIFICATIONS
Valid driver’s license and good driving record along with auto insurance required.

PHYSICAL AND VISUAL ACTIVITIES
Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence or other forms of communication. The ability to communicate effectively
(expressing or exchanging ideas by means of the spoken or written word). This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication. Ability to lift, push, pull or carry up to 25 pounds for the dissemination, supplies, materials, etc. to various locations throughout the office/job-sites.
