Assistant Project Executive (Development)

RXR is currently looking for an Assistant Project Executive.

The Assistant Project Executive will work for the VP, Development throughout the development cycle from initial underwriting, financing, entitlements, design team selection, design and construction, marketing and leasing, and communications with capital partners and lenders. The Assistant Project Executive will be responsible for the day to day oversight of their projects, including design management, monitoring and reporting of the project proforma, lease-up rate, schedule and stabilized operating income. 


RESPONSIBILITIES:

• Work under the direction of the VP, Development to manage all aspects of development, from acquisition of new parcels, pre-development, through construction and 

        leasing/ sales. 
• Manage the proforma and investment package. Ascertains that proforma reflects the project reality and conversely, drives the project to meet the goals of the 

        proforma. 
• Participates in Master Plan for new projects. Collaborates with VP, Development to oversee the creation and submission of RFP’s and evaluates responses to such. 
• Interface with Construction team to develop estimates, monitor construction progress, change orders, trends, field issues and value engineering exercises for 

        consistency with project documents, legal agreements, approvals and loan commitments.
• Manage the underwriting of land acquisition/ assemblage and market concept for each project as well as during the process to secure entitlements from relevant 

        municipal authorities.
• Coordinate the professional design teams.
• Work with Legal and Finance teams, managing the construction loan process, including terms, documents, closing, on-going communication and coordination with 

        lender representatives.
• Create, maintain and update/reforecast project budgets and collaborate with Project Cost Controller.
• Monitor day-to-day relationships between project team and consultants/vendors.
• Responsible for proper communication and overall coordination of the project team.
• Prepare monthly and coordinate with Accounting, Cost Control and Asset Management, JV and internal reporting, as necessary.
• Monitor and track market activity to maintain each project’s position against competitive offerings.
• Coordinate lease-up and apartment occupancy or sale with marketing and leasing team.
• Ensure project is delivered on time and within budget.



QUALIFICATIONS:

• Bachelor’s degree, MBA or MRE preferred.
• Minimum of 6-8 years of development or project management experience. Entitlement experience preferred. 
• Must be highly organized, motivated, project manager capable of working independently as well as within a team.
• Must possess exceptional presentation skills; able to present detailed information efficiently and clearly.
• Superior communication skills with all individuals, constantly communicating with all team members and related departments at RXR.
• Be proactive and diligent, with a strong eye for detail.
• Time management is an essential skill. Set clear timelines for task due dates. Keep timelines up to date.
• Must demonstrate networking ability and maintain a “can do” attitude with respect to dealing with consultants, contractors, vendors, prospective owners, brokers, and co-workers.
• Must be circumspect, deals with and must maintain confidentiality.
