High Street Realty Company, LLC (“High Street”) is a private equity real estate firm that invests in institutional quality industrial properties in the eastern two-thirds of the United States (including the Chicago, Dallas, Houston, Central Pennsylvania, Northern New Jersey, the Baltimore/Washington Corridor, Atlanta and Central/South Florida markets). The Company is headquartered in Boston with regional offices in Atlanta, Chicago, Dallas and Philadelphia. The Company currently manages five industrial funds (the most recent a $360 million equity fund the firm closed in May of 2017) and one separate account.

High Street has an immediate opening for an Asset Manager to join its Atlanta office. This person will be responsible for managing the firm’s Southeast Portfolio within the Atlanta, Central Florida and South Florida markets by overseeing all leasing and management functions in the Southeast Region. The Asset Manager will work in conjunction with and report directly to the Managing Director of the Atlanta office.

Open Position – Asset Manager (Southeast Region)

Responsibilities include the following:

  • Actively manage the Southeast Portfolio of investments through the utilization of third-party leasing brokerage and property management.
  • Maximize value within the Southeast Portfolio through intensive leasing focus by increasing cash flows and maximizing occupancy.
  • Work in conjunction with external debt brokers in managing the financing encumbering the investments. Also expected to execute refinancing when necessary.
  • Develop and implement the annual business plans for each asset within the Southeast Portfolio. Each plan modeled in Argus to include a hold/sell analysis, capital requirements and to be presented to the Investment Committee.
  • Engage investment brokers to effectuate asset dispositions.
  • Visit and inspect assets within the Southeast Portfolio regularly to assess market conditions through meetings with leasing brokerage teams, monitor third-party management and leasing performance and assess capital needs at the assets.
  • Assess the feasibility of capital investments while implementing and managing the projects.
  • Prepare monthly asset management reports for distribution to investment partners.
  • Maintain Argus Enterprise models with leasing activity and other Excel leasing schedules as deals progress through the negotiation process.
  • Review monthly portfolio financials produced and provided by third-party management company.
  • Prepare analyses for use in marketing and fund-raising materials.

Qualifications include the following:

  • Bachelor's degree from four-year college or university; and related experience and/or training; or equivalent combination of education and experience.
  • 2-4 years of real estate experience and a demonstrated interest in the industry.
  • Ability to read, analyze, and interpret real estate market reports, property condition reports, environmental reports, property appraisals, financial reports, and legal documents. Ability to effectively present information to senior management and public groups.
  • Ability to work independently and analytically with mathematical and financial concepts such as net present values, internal rates of return, etc.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Strong verbal and written communications skills.
  • Need to be detail-oriented and have the ability to meet deadlines and balance multiple projects.
  • Basic knowledge of building construction systems and management operations.
  • Light travel required
