The company has a demonstrated track record of success for over 35 years and is poised for further growth. We are currently recruiting for a Transactions Manager to join our Finance team. This position will conduct due diligence for acquisitions, dispositions and strategic initiatives and will interface with every department within the organization. 

Our ideal candidate will be excited to…

  • Create and maintain due diligence files for transactions; ensure that files are organized, presentable, completed and presented by requested deadlines. Prepare and maintain index of due diligence documents as control for process and for use with purchase agreements. Coordinate, assemble and deliver due diligence files to broker and buyer. Coordinate the assembly of disclosure documents.
  • Assist in determining the feasibility of purchase and sale transactions; compile and evaluate property and market data related to the property (e.g. site plans, demographics, sales comps, traffic counts, housing prices, etc.).
  • Gather financial information about the property (e.g., operating statements, sales price, rent rolls, sales reports, etc.).
  • Complete a title review of the property in question; review preliminary titles; obtain ALTA survey, review final title commitment.
  • Research and verify all zoning issues (e.g. compliance, parking, codes, special assessments, bonds, etc.).
  • Research and coordinate resolution of all environmental issues.  Arrange for Phase I site inspection and review report. Review historical asbestos inspection reports and arrange for current asbestos inspections; summarize report findings.
  • Research and review all property management and maintenance issues (e.g. service contracts, historical expenses, tenant sales reporting, delinquencies, financial statements, insurance certificates, etc.).  In conjunction with Property Management arrange for transfer of utilities, merchant/promotional funds, warranties and guarantees.  Coordinate completion of roofing, HVAC and parking lot inspections; review reports and prepares a list of deferred maintenance items as required.  Research electrical/mechanical systems issues; coordinate a structural review and hydrogeological survey; arrange for landscaping/irrigation system inspections.

 

Requirements:

  • Bachelor’s degree or equivalent in Business, Finance, Real Estate or a related field. Advanced degree a definite plus.
  • Minimum four (4) years’ experience conducting due diligence for and closing commercial real estate transactions (i.e. acquisitions and/or financing).
  • Excellent written and verbal communication skills required. 
  • Demonstrated organizational/coordinative ability to manage multiple priorities with concurring deadlines, projects and processes over a project timeline and internal and external contacts. 
  • Must possess the ability to develop and maintain strong business relationships with internal customers and external business contacts.
  • Computer literacy required to include proficiency in the MS Office Suite (Outlook, Word, Excel and PowerPoint) in a Windows environment.
