Willton Investment Management is a real estate investment company focused on providing joint venture equity to institutional quality sponsors in multi-family new development and value-add projects across the country. The company is seeking a Real Estate Investment Analyst to join its growing investment platform.
The position will work closely with the Senior Associate and Director of Acquisitions in the investment team focusing on underwriting, and support the asset management team in investment management. This hands-on position is geared towards a candidate who is analytical, detail-oriented, self- motivated, quick learner, reliable, and can multi-task while insuring deadlines are met. The position requires knowledge in real estate and finance.
Responsibilities include but not limited to:
- Conduct financial analysis. Prepare and review sophisticated financial models for potential investments, including but not limited to joint venture equity structuring, evaluate return metrics such as IRR’s, multiple on equity, cash on cash, etc;
- Conduct market research and comp analysis for investments;
- Assist in asset management activities; including but not limited to updating asset management report and managing financial database and underwriting during the investment cycle;
- Support acquisition and asset management team during due diligence process;
- Support the company by executing firm’s process driven approach for value creation and implementing standard operating procedures-including business strategy and milestone-driven operating plans;
- Review contract documents for acquisition and investment disposition
Qualifications:
- 0-2 years’ experience in real estate investment, finance or market research with a real estate developer, financial advisory firm, financial institution, investment bank or investment fund; Minimum Bachelor's degree in related major(Real Estate, Business Administration, Finance, Economics, Accounting, Engineering/Architecture);
- Strong analytical skills. Ability to underwrite and analyze a broad range of multi-family ground-up development and value-add redevelopment projects. Advanced Proficiency in Microsoft;
- Advanced level skills in creating and using financial models (both DCF and waterfall distributions) in Excel. An Excel test will be administered as part of the interview process;
- Strong independent problem solving skills;
- Strong written and verbal communication skills;
- Self-motivated and proactive, both with respect to managing workload and own professional development;
- Ability to handle large volume of work; good organizational skills and ability to prioritize work and meet deadlines
