POSITION DUTIES & RESPONSIBILITIES

The Vice President of Asset Management will have a key role and be directly responsible for managing all aspects of a diversified property portfolio located in major markets across the U.S. with the goal of maximizing the value of each property. Responsibilities and duties will include the following:
  • Direct oversight of property operations including budget and business plan preparation, financial reporting, supervision of local property management and leasing teams and lease negotiations.
  • Review monthly property management/financial reports and identify operational and financial issues and address these issues accordingly.
  • Prepare and review analyses and reports to comply with loan document and partnership operating agreement reporting requirements including DSCR calculations, reserve account draw requests and reconciliations, tenant/lease approval submittals, partnership distributions/IRR waterfall calculations and other reporting requirements.
  • Travel at least twice annually to the properties meeting with the local property management and leasing teams and tenants to review property operations and strategy and to insure proper on-going maintenance and repair and to determine capital repair and renovation timing and requirements. 
  • Prepare and present quarterly and annual reporting for investors.
  • Review and approve property-related matters including operating expense CAM reconciliations, lease assignments/subleases, rent increases, real estate tax appeals, tenant defaults and capital improvement projects.
  • Cash flow and financial modeling, including determining net cash flows, property valuations, hold/sell analysis, cash-on-cash and IRR calculations and partnership promotes.
  • Read, understand and abstract loan documents, tenant lease agreements, partnership operating agreements and service contracts
  • Interface with architects, engineers, legal, contractors and consultants for capital improvement projects
  • Assist with property acquisitions, dispositions and re-financings
  • Handle all aspects of insurance programs including certificates of insurance, claims and premium allocations with adherence to the requirements found in loan documents, tenant leases, service contracts and partnership agreements.

QUALIFICATIONS

  • Bachelor's and/or Master's Degree in Real Estate, Business, Accounting, Finance or related field required; CPM and/or CCIM designation helpful
  • 10+ years experience in all phases of asset management including property operations, leasing, capital improvements, acquisitions, dispositions and financing
  • Excellent Argus and MS Office computer skills
  • Detailed oriented with strong project management, organizational, multi-tasking and follow-through skills
  • Excellent verbal and written communication skills
  • Strong financial analysis abilities
  • Ability to be self-directed and to prioritize and thrive in a fast-paced environment and to meet critical deadlines while motivating other team members to do their best
