Arcland Property Company, LLC, a high-growth real estate development company in Washington, DC, is seeking a Construction Manager. This position is a unique opportunity to support the company’s development platform and market research needs to facilitate self storage development throughout the Washington metropolitan area. The candidate will have the opportunity to work closely with the Arcland development/acquisition and construction teams and gain exposure in every aspect of the real estate business from site selection and acquisition through development, construction, and ultimately asset and property management. The candidate must be highly organized, self-motivated, meticulous, experienced in conducting market research, and have exceptional communication skills.
The Construction Manager is responsible to support the efforts of the development/acquisition and construction departments.
High-Level Overview of Job Responsibilities: The selected Construction Manager must be able to perform effectively in each of these areas:

Work directly with the Director of Construction and the Director of Acquisition and Development to support them in the execution of development and construction pipeline as well as the tasks associated with their work flow.

Conduct economic and demographic research, analyze market data in support of specific development opportunities.

Assist in development and maintenance of project pro-formas.

Support the management team and consultants as necessary to coordinate and manage
permit applications, plans, fees, bonds, etc.

Develop weekly and monthly reports to track the progress of each project both under
construction and under development.

Attend meetings as a representative of Arcland with contractors, consultants, and/or
representatives from local jurisdictions.

Manage the bond release process for all projects recently completed including
coordination with contractors to complete necessary work, coordination with local jurisdictions to arrange inspections and documentation, and coordination with the financial institution to release funds once the bond has been released.

Develop and maintain databases to track development and construction information.

Coordinate and manage installation, restoration, and replacement of building signage at
all new and existing facilities.

Manage existing facility CAPEX requirements.

Manage the punch list process at the end of each project.
- Manage all warranty repairs and claims from beginning to end.
- Additional duties may be assigned as the company continues to grow.

Education:
