This position offers an opportunity to work directly with the CEO of a major privately held New York City based real estate investment and development company. The day to day responsibilities are to shadow the CEO and assist him directly in all aspects of his daily business activities, including but not limited to the development and redevelopment of owned assets and underwriting of potential acquisitions in New York, Miami and other markets. The successful candidate should be extremely motivated, resourceful, a self-starter and be willing to travel on short notice between New York, Miami and elsewhere.

 

 

Responsibilities

 

•           Monitor construction progress and budgets; assist with change orders and construction draws; provide budget to actual      comparison

•           Miscellaneous tasks associated with projects including;

  • Critical path creation
  • Market research
  • Organize and maintain computer and paper files and materials for each project
  • Scheduling and coordinating meetings with city officials, attorneys, architects, engineers and other professionals involved with both existing and potential projects
  • Financial analysis and budgeting project costs
  • Negotiation of leases/license agreements

•           Assist with the underwriting, due diligence and closing process on acquisitions and sales

•           Prepare financial analysis in Excel to analyze trends and/or property metrics and assist with special projects

•           Perform analysis of leases and projects using discounted cash flow analysis

•           Assist in the preparation, review and analysis of annual operating and capital budgets

•           Investigate, analyze and present opportunities for improving cash flow within the portfolio

•           Abstract leases and loans

•           Maintain and update building floor plans

•           Maintain and update property manuals

•           Create marketing collateral and presentations for buildings

           

Skills & Qualifications

 

•           BS/BA required: Major in finance, business or accounting preferred

•           Understanding of real estate fundamentals and investment analysis preferred

•           Financial modeling and cash flow analysis skills using Excel.  Knowledge of Argus a plus

•           Superior written and verbal communication skills and the ability to work effectively with people at all levels of the organization

•           Independent, self-motivated team player who can manage multiple projects and is attracted to a small, collegial, fast paced, entrepreneurial working environment

•           Must be well organized and have an attention to details and accuracy

•           Strong work ethic, integrity and commitment to meeting deadlines are essential attributes
