Position: Acquisitions Intern  

Position Objectives:

Provide support and assistance to the Acquisitions team of North America where ever needed and continue to develop a thorough understanding of operations and tasks associated with it. Additionally, provide support and assistance to the business development activities for North America.

Key Responsibilities:

Job and Technical Knowledge:

  • Target Market Underwriting:

    • Includes Comps (Investment Sales Leases, Land Sales), Development Pipelines (Under Construction, Planned, Raw Land), Site Plans, and Brochures across target markets
    • Update and maintain existing Market Data Tracker for each target market
    • Understand valuation methodology and net effective analysis
    • Develop analysis for supply/demand, rental growth rates, absorptions rates, etc.

  • Generate feasibility analysis for prospective acquisitions including ground-up development, value-add, core, sale/leasebacks and potentially other acquisition structures

    • Gain proficient understanding and working knowledge of Development & Value Add Feasibility Models
    • Proficient understanding and application of various types of valuation methods (replacement cost approach, comparable sale approach, income approach).

  • Own and maintain Acquisitions Tracker including:

    • Generate, Tracking, Reviewing Letters of Intent (LOI)
    • Organize and maintain existing database of all current LOI’s

  • Assist Acquisitions in supplemental and auxiliary tasks including but not limited to:

    • Support with formatting and writing of investment committee papers and presentations
    • Reading and understand of internal appraisal reports and analysis
    • Provide administrative support (word processing, PowerPoint, and spread sheet analytics) to senior staff across functional groups
    • Assist in the preparation of all internal analysis including position papers, GIC papers, etc. where required by management
    • Preparing for various reports and presentations 
  • Business development related tasks that may include:

    • Customer research, compiling detailed company X-ray (customer profiles)
    • Assembling various customer packages (as instructed)
    • Develop and maintain customer database (to be compiled)
    • Updating group’s development pipeline reports (to be sent out monthly via emails to existing customer base);
    • Provide information links for various customer requests for Senior Mgt. 
    • Track and research various companies found on Lead Forensics through coordination with Marketing Team)

Skills & Qualifications: (education, experience and technical skills required of this position)
