No Jerks (by being Respectful, Professional, Mature and having a Positive Attitude)   Job Description The purpose of an Asset Manager at SANT Realty is to maximize their portfolio assets performance in order to facilitate the firm achieving its PURPOSE of Impacting the Lives of Children. Our Asset Managers accomplish this objective by managing all facets of their assigned multifamily portfolio with the goal of maximizing the cash-on-cash yield from each asset, which in turn maximizes our stakeholders return on investment and the value of portfolio. Responsibilities include identifying and implementing profitability strategies, including the oversight and coordination of third parties, budgeting, external and internal valuations, overseeing capital projects/renovations, inspecting properties and internal portfolio and property reporting. The broad objective of asset management is to maximize property value and investment returns. This means reducing expenditures when possible, finding the most consistent and highest sources of revenue, and mitigating liability and risk, among other things. In a sense, asset managers are entrepreneurial. Many of the decisions made in real estate asset management, such as negotiations, approvals and lease analysis, require risks be assumed and forecasts made. The managers who make the best entrepreneurial decisions with financial capital tend to be rewarded with higher profits and larger portfolios The team player filling this role will report to the Chief Investment Officer and will work collaboratively with other members to ensure proper administration, control and financial reporting of real estate investments. Real estate asset management concerns itself with mitigating risks and promoting valuable improvements. It also navigates the complex legal and tax rules governing investment property in the United States. A key role of the asset manager consists of market research, data analysis and revenue forecasting. In many cases, the asset manager selects, supervises and coaches property managers. The asset manager specializes in financial matters, while the property manager specializes in the functioning of property. This relationship is a crucial portion of real estate investing for SANT Realty and our firm s stakeholders. Responsibilities Include:
    • Maximize property value and investment returns by reducing expenditures when possible, finding the most consistent and highest sources of revenue
    • Preparation and update of asset reports, preparation of property valuations, business plans, market research and analysis and site visits
    • Mitigating liability and risk at an asset level
    • Market research, data analysis and revenue forecasting
    • Works closely with the property manager
    • Monitoring of operating and construction budgets and lease up.
    • Assist with ad-hoc/special projects as needed
    • Participate and present in pipeline meetings, internal deal discussions, and investment committees
    • Review and analyze periodic operating reports of assigned portfolio prepared by third party managers. Reviews will include monitoring financial statements, leasing activity, rent levels, as well as capital projects to evaluate performance of assigned portfolio, property managers and other service providers
    • Conduct property and market tours to review property operations and physical condition as well as develop understanding of immediate submarket and overall market dynamics
    • Provide support to Acquisitions and Disposition team on the underwriting, due diligence and transition planning of potential acquisitions and assist in the coordination of any dispositions
    • Responsible for updating and maintaining all documentation and contracts related to assigned portfolio, including, but not limited to, leases, tenant correspondence, operational reporting, etc.
    • Review and analyze periodic operating reports of assigned portfolio prepared by third party managers and internal property managers. Reviews will include monitoring financial statements, leasing activity, rent levels, as well as capital projects to evaluate performance of assigned portfolio, property managers and other service providers
    • Participate in the development, along with property managers, of operating budgets, capital budgets, and leasing strategy of assigned portfolio
    • Review property appraisals, brokers opinions of value and prepare and document internal valuations on assigned portfolio and participate in internal and external reporting of results
    • Assist other members of the team as requested, particularly on matters relating to the valuation of physical real estate assets, performance analytics and internal and external reporting related to such assets
  Desired Skills & Experience
  • Minimum of 5 to 15 of experience in real estate asset management, finance or accounting, with minimum of 10 to 15 years of direct and advanced real estate industry work experience.
  • A Masters in Real Estate or MBA graduate with a substantial focus on real estate finance preferred.
  • Thorough understanding of all aspects of property investment, development and financing processes, including but not limited to market analysis, financial analysis including property valuation, capital markets, project budgeting and scheduling.
  • Highly developed interpersonal skills and abilities; demonstrating confidence in building and effectively maintaining positive relationships with clients, partners, developers and co-workers.
  • Detail-oriented, organized, reliable, highly productive and efficient.
  • Strong computer skills, including Word, Excel and Argus or equivalent, including ability to create financial modeling and possess strong analytical skills. Working knowledge of PowerPoint is preferred
  • Strong attention to detail, with emphasis on numerical aptitude and analytical skills
  • Strong computer modeling skills including robust Excel and Argus capabilities.
  • Sound judgement, problem solving, and risk assessment in the application of analytical conclusions and management recommendations.
  • Excellent verbal, written and interpersonal communication skills are essential.
  • Strong customer service orientation toward both internal and external customers is required.
  • Superior working knowledge of MS Office applications and property management software products.
Work performed in a general office environment. May require extended hours during peak periods. Ability to travel approximately 25% of time as necessary. Occasional evening and weekend hours may be required as job duties demand.
