Description


The Senior Lease Compliance Administrator is responsible for the complete and accurate abstract and set up of property, lease and loan documents in various systems for National Retail Property's (NNN’s) property portfolio. Monitor assigned tenants for ongoing compliance in accordance to the terms of the tenant’s lease, including rent payments, tenant financial reporting and insurance compliance.  Responsible for all facets of property level insurance for NNN’s property portfolio.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Review of documentation including, but not limited to Lease Agreements/Amendments/Assignments, Loan Agreements, Development Agreements, Closing Statements, Appraisals, Environmental Reports, Commitment Letters, etc.
  • Abstract and review lease documents, set-up and maintenance of property and lease/loan information in Oracle.
  • Responsible for the billing and receipt of rent and other payments due under the terms of the lease, and assist with the collection of past due receivables.
  • Prepare and send various communications to tenants, including monthly rent reminder letters and default notices as required.
  • Review and assist with procuring evidence of insurance, sales and financial information as required by lease agreements. 
  • Responsible for preparing CPI increase calculations, percentage rent calculations and sales data entry for assigned tenants.
  • Responsible for all facets of property level insurance, including quarterly changes, billings, payments, and budgets.
    • Responsible for insurance billings as required in the leases. 
    • Review certificate(s) of insurance for acquisition closing packages.
    • Provide support, and serve as point person with 3rd parties, including attorneys, insurance broker, and potential outsourcing services.
  • Responsible for the quarterly budgeting of property level insurance.  Additionally, monitor the ongoing budget v. actual performance of such.
  • Assist with monthly and quarterly reporting to accounting and other departments as necessary. 
  • Assist with special projects as needed.
