Our Opportunity: 

Schwab Corporate Real Estate (CRE) provides safe, reliable and effective facilities that support the Company’s business needs. We oversee a portfolio of over 5 million square feet consisting of over 400 offices. Our services include facility management, property management, project management, design, construction, transaction management and lease administration. 

CRE is looking for a Regional Property Manager to join our team. This full-time position will be based at our corporate service center located in Orlando, FL.  

What you’ll do: 

  • Comprehensive property management for Schwab’s 160,000+ square Orlando service center, and 25+ retail properties located in Florida
  • Cultivate and own the relationship(s) with assigned locations / Preventative & corrective maintenance / On-site inspections / Project coordination ensuring a total ownership of the assigned locations
  • Demonstrate financial ability to develop and manage operational and capital budgets; Create and implement savings initiatives across the portfolio and have financial responsibility for annual operating / maintenance budgets
  • Build & maintain relationships with the client groups, specifically site leadership, retail branch managers, branch staff, corporate management & internal staff
  • Own & manage landlord / property management relationships ensuring & enforcing compliance with the lease agreements for locations within the assigned portfolio
  • Actively monitor & ensure cost effective, timely response to emergency & urgent requests within approved Service Level Agreements (SLA's)
  • Actively monitor & ensure cost effective timely completion of routine preventative & corrective maintenance within approval SLA's
  • Conduct routine on-site inspections to ensure clean, professional, well maintained facilities that effectively represent the Schwab Company brand (some travel required)
  • Participate with Schwab CRE and its design resources regarding space planning needs, project scope definition, overall design and project planning
  • Demonstrate subject matter expertise in facility management, project management, client relations, and budget development and management
  • Actively assess, report, process, & track potential risk management issues
  • Analyze site capabilities and limitations; evaluate facility alternatives proposed in order to recommend the most effective long-range plan solution with integrating client needs
  • Sets vision and leadership for the operations teams including maintenance & engineering, mail, MAC and food services
  • Inspect buildings’ physical plant, office space and grounds routinely to guarantee that building services are at the highest level of quality standards. Monitor and review preventive maintenance programs
  • Partner and align with other CRE functions including design, construction, strategy, finance and security
  • Manage small to moderate sized capital projects (typically <$150K) to include scope develop, business case justification, competitive pricing, contract administration, project execution and close-out
  • Direct oversight of third party move contractors

What you have:

  • Bachelor’s Degree or equivalent work experience in Facilities Management with management/financial expertise. Minimum of 8 years of facilities management in a corporate environment
  • CFM, FMA, RPA industry certifications preferred
  • Demonstrated understanding of MEP systems to include central plant operations
  • Knowledge and experience of leases, lease administration, tenant improvement allowances and dealing with landlords and property managers
  • Business acumen including the ability to create financial plans, manage within time and budget constraints and achieve the desired outcomes
  • Superior interpersonal skills including client relationship management and teamwork mindset
  • Willingness to adjust schedule to work after hours or weekends as required during major project execution
  • Excellent written and oral communications skills
  • Ability and willingness for periodic travel
  • Computer efficiency with Excel, Word, Outlook and other platforms normally used by Corporate Real Estate teams such as CMMS, CoStar, etc.
