AIG Affordable Housing is one of nation s largest investors in IRS Section 42 Low Income Housing Tax Credits and is seeking an Associate (financial analyst) for its Affordable Housing Portfolio Management team in Los Angeles. The position will report directly to the Head of Analytics, and will work closely with the Managing Director of Portfolio Management, and will be generally responsible for financial analysis of Affordable Housing's equity and debt assets, including analytical and transactional support for all sales, refinancings, partnership purchases, and other capital transactions. In addition to the general responsibilities, the position will also provide primary support and administration for Affordable Housing s oracle based investment model, which will include performing annual updates of audited financials, running projection scenarios on an as-needed basis, and customized reporting and querying of database model outputs on as-needed basis.

  • Provide key support and administration for oracle based investment model, including running projection scenarios on an ad hoc basis, customized reporting and querying database model outputs on as needed basis.
  • Analyze and prioritize properties for refinancing s, sales and partnership acquisitions.
  • Monitor and assess capital markets for optimal debt, sale and partnership acquisition executions.
  • Analyze and interpret property debt and regulatory instruments.
  • Analyze and interpret partnership and investment agreements, with an emphasis on cash flow and residual waterfall analysis.
  • Abstract and analyze property diligence information such as operating financial statements, loan documents, rent rolls, and restrictive agreements.
  • Develop and utilize ad hoc models for valuation and business decision analysis.
  • Establish assumptions to support valuation analysis.
  • Research and interpret property submarket and comparable property information.
  • Review property valuation analysis and marketing materials prepared by third party brokers.
  • Present valuation and financing model conclusions and assumptions in a concise and supported way.

What we are looking for

 
  • 3-5 years of work experience in real estate finance or investment.
  • Highly developed SQL skills, preferably in an Oracle environment, together with a thorough understanding of relational databases and their associated structures.
  • Masters or MBA graduate preferred but not required, with a substantial focus on real estate finance.
  • Expertise in property investment and financing, preferably multifamily real estate.
  • Extremely strong financial analysis and Excel modeling skills.
  • Demonstrated ability to translate data into relevant graphs, charts, and tables.
  • Ability to effectively communicate key findings.
  • Excellent written and oral communication skills.
  • Highly developed interpersonal skills and abilities.
  • Strong computer skills, including Word, Excel and PowerPoint.
