ROLE PURPOSE

Dedicated resource to support the delivery of regional portfolio strategies within the Real Estate Strategy & Transactions workstream for a global Investment and Retail Bank.  

KEY RESPONSIBILITIES

  • Responsible for developing the Client s regional real estate portfolio strategy

  • Proactively review the Client s portfolio and provide ideas, input and analysis to support the Client in the development of near-term and long-term portfolio plans and/or in-country strategic reviews/metro plans.

  • Lead regular portfolio opportunity assessments, covering both the leased and owned portfolio, evaluate opportunities to take advantage of lease options/rights, changing market conditions and/or consolidation opportunities to optimize flexibility, reduce and contain costs or realize value.

  • Regular analysis, prioritization and documentation of space demand, supply and utilization and identification of optimization potential

  • Manage stakeholder inputs for strategy development (FM, Projects, IT, Security, Finance)

  • Lead scenario modeling and drafting of business cases including complex financial analyses (P&L, Cash Flow, Balance Sheet impact) up to budget approval

  • Prepare business cases and recommendations ensuring alignment with Client s business objectives and wider regional portfolio strategy.

  • Maintain a strategic agenda for the relationship between CBRE and the client, including an agenda of strategic initiatives and opportunities

  • Actively monitor and advise Client on relevant emerging market and sector trends and best practices

  • Champion and take ownership of Strategy Management inputs into regional business review meetings.

FINANCIAL KNOWLEDGE
:

The role will require a practical working knowledge of financial terms and principles including an understanding Cash Flow analysis and application of IFRS.  An ability to review and analyses complex financial / business reports / data and develop innovative solutions and management presentations.

May develop benchmarks for the client's real estate portfolio to identify trends, risks, and opportunities.

Prepares and presents deliverables in oral, written, and visual formats relative to client strategy, industry benchmarks and best practices, and other topics as required.

Other duties may be assigned.

May provide formal supervision to individual employees within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

EDUCATION and EXPERIENCE
  

Bachelor's degree (BA/BS) from four-year college or university. Masters degree or MBA preferred. 5+ years corporate real estate experience with emphasis on Strategic Planning, Occupancy Planning, and Transaction Management; expertise in corporate finance preferred with 5+ years asset/portfolio management experience.


CERTIFICATES and/or LICENSES
  


Real estate license (where required by state law)
Professional certification, professional designations (e.g. BCCR, CCIM, CPM, MAI) and/or graduate level training in commercial real estate is desirable.


COMMUNICATION SKILLS
  


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.


FINANCIAL KNOWLEDGE
  


Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.


REASONING ABILITY
  


Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


OTHER SKILLS and ABILITIES
  


Proficient use of Microsoft Office Suite Products. Knowledge of real estate-specific software solutions like Tririga, Manhattan CenterStone, Siterra Plus, or Argus is a plus.

Demonstrated leadership/management skills

Proven record of providing excellent internal and external customer service
