Senior Asset Manager, Multi-Family

Company Summary:
Strata Equity Group is a privately held Real Estate Investment, Development
and Management Company with over 35 years of experience in the Residential and Commercial markets. Our main core competencies lie in the investment in, and management of, existing multi-family residential and commercial/retail properties as well as acquiring land and preparing it for development. Strata currently owns and manages a portfolio of over 80 assets ($3B AUM) including more than 17,000 multi-family units, 200,000 sqft of commercial/retail, and over 16,000 acres of land. The company has experienced substantial growth during this cycle and is positioned well for continued acquisitions and expansion in existing and new target markets. SEG is based in San Diego, CA.

Position Summary:
This candidate will oversee the operations and performance of 3,000 to 5,000 multi-family units within Strata’s portfolio. Responsible for Net Cash Flow and NOI growth, value-add renovation and capex programs, ancillary income opportunities/strategies, performance development and benchmarking, budget creation and variance analysis, and operational reporting. Develop and set goals and manage performance strategies to maximize revenue and control expenses across portfolio. This position will report to the Director of Multi- Family and will interact with our 3rd party property manager, as well as the Asset Management, Finance, Accounting, Acquisitions, and Investor Relations departments of the Company.

Qualifications:
2+ years of meaningful Multi-Family Asset Management experience.
5+ years of Real Estate Investments experience (preferably multi-family)
Preferred familiarity with Regional markets: SoCal, Las Vegas, Seattle, Portland, Denver, Houston, Austin, Dallas, Georgia, North       Carolina, South Carolina, Tennessee, and D.C.
4-year college degree is required.


Responsibilities and Roles:

Asset Management
Responsible for the successful execution of business plans for new acquisitions and existing portfolio assets, through management and supervision of 3rd party property management.
Identify, analyze scope and oversee all renovation and cap-ex projects.
Enhance and update operational strategies, policies, procedures, and reporting to ensure optimum performance of the portfolio.
Development, management, and reforecasting of asset operating budgets

Asset performance management and benchmarking to budget, market, and internal pro forma.
Monitor and manage reserve funds and balances.
Present results to, and discuss strategy and market conditions with Executive Team and Investors Financial
Review financials, occupancy & market conditions.
Review and compare variances to budgets across the portfolio; maintaining control of expenditures and reserves.
Operational forecasting and analysis

Marketing
Coordinate, implement, and monitor property marketing strategies across portfolio.
Formulate and oversee Property Management’s policies and procedures to foster a progressive customer service attitude and help positively influence Strata’s ownership brand.

Property management software - Yardi preferred
Revenue management software - LRO preferred

Ability to multi-task in a dynamic environment.

Location: San Diego, CA based company. Periodic travel will be required.
