Income Property Investments

Origination

Participate in the process of acquiring new assets through (i) developing a standardized methodology for estimating capital improvement expenses, (ii) overseeing 3^rd party consultants, (iii) developing detailed capital improvement budgets and timelines for value added transactions, (iv) working with municipalities when necessary, (iv) assist as requested in any other aspects of the acquisition process. 

Risk Management

Enhance risk management practices for the Division as it relates to capital improvement needs.  Enhance existing risk management practices for all third party contractors to follow.  Oversee the consistent application of risk management practices and communicate failures to senior management along with recommended corrective actions.  These risks may include maintenance of appropriate licenses and insurance; appropriate permitting processes; general adherence to prudent safety regulations.

Structuring

Structure appropriate arrangements with third party contractors.

Asset Management

Work with asset management team to integrate the construction management process into the operations of the properties.  Development understanding of our property management contracts and work with property managers to ensure capital work is completed effectively and efficiently.

Construction Management

Enhance process and procedures for the oversight of capital improvement work on the existing portfolio.  Create scope of work to be used for bid process.  Primary responsibility to the oversight of all value added and other capital improvement work on the existing portfolio including the work to be performed at Harbor Cove.  Review and approve capital requests from property managers. Ensure that capital work is done on time and on budget.  Recommend both value added and deferred maintenance improvements for existing portfolio.  Create annual and projected capital budgets for existing portfolio.  Communicate findings and progress to senior management.  Develop relationships with 3^rd party consultants. 

Disposition

Assist with dispositions as requested.

Customer/Product Knowledge

Maintain an in depth knowledge of multifamily property construction and physical condition issues.  Particular attention must be paid to understanding areas of risk such as insurance, mold, siding materials, asbestos, termite eradication, and all other building related areas of multifamily investing.

Market Knowledge

Maintain sufficient knowledge of the markets in which Acacia owns property to be aware of climate or geological related risks.  Maintain an awareness of the permitting and entitlement process in different jurisdictions. Maintain understanding of how costs vary from market to market.
