Description


Manufactured Home and RV Park – Director of Asset Management and Operations sought by a diverse, privately held San Diego real estate investment firm. Our company has existing manufactured home community investment, and our strategic plans include growing this sector through value-add targeted acquisitions.  The Director will own the full business life-cycle from site identification through operations.

Essential Functions:

The Director will design and implement multi-site business plans to achieve strong, stable performance for the full portfolio of existing and acquired sites. In this capacity, the Director will use local support to maintain good physical condition of properties, adhere to all applicable laws and ensure successful leasing. This may include preparing and auditing budgets, inspecting properties, managing front-line staff, promptly addressing non-compliance issues, and resolving tenant issues.

The Director will also work with the acquisitions team to identify opportunities; perform all due diligence; achieve, extend and expand entitlements; and assist with the closing process. During project re-positioning, the Director will have responsibility for financial control and accountability. Oversight will include coordinating all land activities, monitoring contracts, tracking vendor performance, and coordinating financing.

Education and Experience:

 

The ideal candidate will have national or regional market experience with senior level asset management and operations experience with mobile home parks and RV parks. The Candidate will have robust experience in executing business plans into parks and maintaining operations to maximize investment potential.

The successful candidate will have a minimum of five years’ experience in regional project or property management within the Manufactured Home and RV segment. He or she will have experience sourcing and underwriting all aspects of projects, including expansion/redevelopment viability. A bachelor's degree in Business Administration or relevant discipline is preferred. Prior experience in underwriting and valuation of acquisitions is preferred. The candidate will understand financial modeling and analysis.

The Candidate must be able to handle competing priorities simultaneously and plan, organize and monitor all approvals and redevelopment tasks with little tactical guidance. Flexibility, solid organizational ability, excellent negotiation, and consistent decision making and problem-solving skills are all required. In-person and electronic communication skills must be superlative to keep all stakeholders engaged and ownership informed. The position is located is San Diego but will involve travel up to 50%.

 

Physical Requirements:

This involves work of a general office nature; typically including extended periods of sitting and/or operation of a computer for up to 8 hours a day.  Additionally, the Director must frequently conduct site inspections, including navigating uneven, cluttered construction projects. He or she must have a high level of endurance and mental acuity and toughness to manage conflict and deal successfully with high stress situations.

 

Compensation: Commensurate with experience.
