If you have a commitment to excellence, a desire to continually get better, and are able to find solutions then Realty Income is the place for you. Our research team is looking to hire an Associate Director, Real Estate Analysis and Valuation who will have responsibility for:

Perform Real Estate Valuations for Accounting and Finance

  • Effectively utilize the Marshall Valuation Services cost guide to determine replacement costs of building and site improvements.
  • Use CoStar/Loopnet or contact brokers to find comparable rent and land information for closed property transactions.
  • Communicate with internal and external auditors related to purchase price allocation conclusions.
  • Prepare portfolio valuations for tax reporting purposes.

Managing and Training of the Real Estate Research Associates

  • Manage a team of 4-6 Research Associates.

Perform Site Reviews

  • Conduct physical site inspections of acquisition opportunities.
  • Create both physical and desktop site review packets of acquisition opportunities.
  • Present information to the Investment Committee.

Conduct Industry Research

  • Gather relevant industry information through Industry and Market Reports and disseminate insights to the Investment Committee.
  • Maintain large databases of internal and external market and property information to be used for investment and portfolio management decisions. Review valuations and market data provided to Portfolio Acquisitions
  • Conduct on-going real estate underwriting analyses related to acquisition opportunities.

Review Property Condition Reports

  • Review and organize provided materials to assess the condition of acquisition opportunities.
  • Communicate with Legal regarding repairs and relevant construction issues.

Performs other duties as assigned.

Education and Experience:

  • Undergraduate degree: B.S. or B.A. with an emphasis on real estate, finance, accounting, and/or other related field of study
  • 3 to 5 years of work experience strongly preferred
  • MBA preferred
  • Must possess a valid driver's license

Knowledge, Skills, and Abilities:

  • Real Estate Valuation
    • Understanding of real estate valuation methodologies and financial reporting standards as they relate to Accounting Standard Codification ASC 805
    • Attention to detail while analyzing and tracking large volumes of data
  • Real Estate Finance Knowledge
    • Basic understanding of both real estate and finance terms
    • Research industries and market trends
  • Computer/software
    • Advanced word processing
    • Strong spreadsheet skills
    • Relational databases; data entry, creating simple queries & reports
    • Mapping software skills (MapInfo/AnySite, Google Earth Pro, BatchGeo, Regus)
    • Internet research o Graphic design (PowerPoint)
  • Administrative
    • Excellent time management, ability to prioritize tasks from other sources, and make adjustments in a manner to complete all tasks
    • Self-motivated; determined to make improvements, generate ideas for streamlining department's operating procedures and/or file retention systems, implement after approval by department head
    • Excellent written and oral communication, including the ability to make presentations
