Description


A well-established real estate investment firm is seeking a Vice President, Asset Management. The company’s headquarters are located in Glendale, California with commercial and residential properties throughout the continental United States.


The Vice President of Asset Management is responsible for the firm’s real estate portfolio, including development of strategic plans for each property, implementation of operational initiatives, and regular financial reporting.


Primary Duties and Responsibilities:

Asset Management

· Develop asset-level business plans/budgets and facilitate execution of each business plan through integrated alignment across the property team.

· Perform all asset management responsibilities to enhance asset value, including oversight of business development, leasing and capital programs.

· Conduct rent review and lease negotiations/renewals for each asset, including preparation of work in progress schedules and other internal/external reports as appropriate.

· Oversee property management strategy, objectives and implementation by Property Management agent (only for third-party external property management agents).

· Assist Facilities team with design and product specification prior to delivery to market.

· Maintain schedules and budgets for value-add development projects.

· Prepare various asset management and ad-hoc reports, and analysis as needed.


Transaction Support/ Financial Due Diligence

· Perform financial due diligence for potential acquisitions.

· Review, analyze and challenge investment models and assumptions.

· Prepare transaction memos for approval by the Investment Committee.


Strategic/ Financial Support

· Provide monthly financial reports to the Managing Director and Principals.

· Review and analyze portfolio performance to understand results and drive improvements.

· Track and analyze results of individual investments against original underwriting.

· Identify risks and opportunities related to short and long term financial objectives.


Personnel

· Develop a personnel action plan for each direct report to identify opportunities for further career development. Provide quarterly performance “check-ins” and review employee performance metrics to ensure they are meeting the expectations of their position.
