We are seeking an Acquisitions Associate/Analyst with 1 to 5 years of overall experience, preferably in real estate, finance, accounting or a related field. Property type focus will be single tenant industrial, retail, medical office and other alternative property sectors. Geographic focus is the continental US market. We pursue both direct and structured investments. Four Springs Capital Trust is headquartered in Lake Como, NJ, with a satellite office in midtown New York City. The Associate/Analyst will report to the Head of and Senior Director of the Acquisitions Team.

Four Springs Capital Trust

Four Springs Capital Trust (FSCT) is an internally managed real estate investment trust focused on acquiring, owning and actively managing a portfolio of single tenant, income producing industrial, retail, medical and other properties throughout the United States.

Key Responsibilities

  • Work with senior acquisition officers to source and target single tenant acquisition opportunities of retail, industrial and medical properties
  • Underwrite acquisition and development opportunities via financial, lease, credit, and tenant analysis.
  • Perform market research for capital market conditions, submarkets and properties.
  • Develop a working knowledge of leases, purchase and sale agreements, and other third party reports as it pertains to investment underwriting
  • Prepare investment memoranda detailing potential transactions for deal pipeline meetings and investment committee.
  • Interface with internal and external parties, such as sales and leasing brokers, operating partners, and asset management team.
  • Compile and maintain research on real estate markets including sale and lease data
  • Build financial models in Excel to assess deal economics and credit risk

Qualifications:

  • BA/BS degree in Real Estate, Business Administration, Finance, Economics, Accounting or related field.
  • 1-5 years of overall experience, preferably in real estate or a related field.
  • Commercial real estate valuation, underwriting and/or accounting experience a plus
  • Ability to understand, underwrite and analyze a broad range of asset classes, including industrial, retail, medical office and office properties as well as development projects.
  • Intermediate level skills in creating and using financial models in Excel.
  • Strong analytical, writing and verbal skills with the capacity to convey observations into supportable conclusions and recommendations.
  • Effective oral and written communications skills
  • Self-motivated with attention to detail and an ability to meet deadlines.
  • Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously.
  • Ability to succeed in an entrepreneurial and small, dynamic team environment and proactively take on additional tasks and responsibilities that may arise.
