This position provides an opportunity to work for an innovative, entrepreneurially minded and family owned national real estate development company that focuses on adaptive reuse and creative place making. The role provides asset management, operational and development support to the Executive Management team, reporting directly to the Chief Operating Officer and secondarily to the Owner and Founder. The company develops, owns and manages commercial, residential and hospitality properties as well as operating businesses within the properties. Operational Responsibilities

  • Review regional operating budgets to assess necessity of requests and funding 
  • Stay abreast of operational challenges so as to assist in developing and implementing solutions as required
  • Work with regional teams to improve tenant offerings, bottom line and expense management
  • Oversee renewals, new lease rates, and help with tenant issues
  • Support regional teams on community building initiatives
  • Liaise with regional teams on property improvements; conduct analyses on revenue-producing and intangible benefit-producing potential of improvements
  • Support branding and social media initiatives 

Asset Management Responsibilities 

  • Conduct in-depth analyses of business line and property performance on a regular basis by reviewing financial statements, leasing reports, rent rolls, etc.; communicate findings to Executive Management through discussion and written report; use findings to address issues, test new initiatives, approve work, acknowledge good performance
  • Liaise with lenders on loan applications and reporting requirements
  • Review in detail financial statements and assess accuracy as required
  • Review regional financial reporting and work with accounting on a national roll up
  • Assist accounting with Balance Sheet and Income Statement preparation for reporting to lenders and partners

Development Responsibilities

  • Perform due diligence on existing conditions and project plan feasibility for current pipeline and any new investments
  • Review construction documents and budgets, architectural plans, surveys, engineer reports, etc. 
  • Conduct market analysis and feasibility studies (rents, demographics, housing trends, infrastructure projects, etc.)
  • Liaise with consultants (engineers, architects, lawyers, contractors, etc.) to develop project plans (conceptual and detailed)
  • Work on zoning, entitlement, government grant applications, appraisals, tax assessments and abatement processes
  • Develop and maintain relationships with local stakeholders (press, government officials, real estate professionals, community associations, etc.) to advocate on behalf of the project 
  • Present and speak to project plans in depth at open houses, meetings and hearings with neighborhood residents and government bodies
  • Underwrite and model development opportunities

  • The ability to stay on top a variety of projects and tasks in different locations across different businesses
  • Easy-going and willing to take a “get your hands dirty” approach
  • Ability to travel when required to regional offices (3) and various properties
  • Understanding of complex financial structures
  • Develop and maintain relationships with regional teams
  • Ability to think conceptually and be creative
  • General understanding of accounting and finance
  • Experience in marketing or branding is a bonus
  • Experience in the hospitality business is a bonus
  • Interest in adaptive reuse
