General Summary
:

 

Grade 310 - Under the direction of a real estate regional director, perform financial underwriting analysis for potential real estate transactions and related decisions.

 

Grade 311 - Under the direction of a real estate regional director, perform financial underwriting analysis and participate in evaluation of  investments and operational/management related decisions, including property purchases, property sales, asset management decisions and mortgage related decisions.  Assist the real estate regional director in coordinating the review of investments and investment related activities.



Principal Duties and Responsibilities: Grade 310

 

  1. Develop financial models and provide analysis for real estate proposals to determine their suitability for investment.  Primary emphasis is on financial analysis including lease-by-lease analysis, partnership modeling, and analysis of leverage.  Other duties may include evaluation of the developer, the specific site, area demographics, and economic conditions.
  2. Assist asset managers with financial analysis as it relates to their portfolios.
  3. Maintain and grow knowledge of target markets with respect to potential for real estate investment.
  4. Perform hold/sell analysis for annual business plans.
  5. Travel to target markets and specific project locations as needed.


Principal Duties and Responsibilities
: Grade 311

 

  1. Analyze real estate proposals to determine their suitability for investment.  Primary emphasis is on financial analysis including lease-by-lease analysis, partnership modeling and analysis of leverage.  Other duties include evaluation of the developer, the specific site, area demographics and economic conditions.
  2. Assist with the financial analysis of and recommendations for asset management-related decisions such as lease negotiations, mortgage negotiations, property sales, and capital improvement programs.
  3. Develop real estate market knowledge of target markets with respect to potential for real estate acquisitions or development.  Track real estate sales activity and changes in supply of real estate.
  4. Assist with preparing approval memos and investment briefs relating to new investments or asset management projects.
  5. Assist acquisitions officers and asset management officers with the oversight of the due diligence and closing processes for purchases and sales.
  6. Perform hold/sell analysis for annual business plans.
  7. Travel to target markets and specific project locations as needed.

 

Knowledge, Skills and Abilities: Grade 310

 

  1. Bachelor’s degree in business administration, economics, finance, or a related field required; master’s degree in related field preferred.
  2. Two to three years relevant real estate experience preferred.
  3. Proficiency in the use of Microsoft Excel and knowledge of Argus Enterprise real estate analysis software preferred.
  4. High degree of accuracy and attention to detail.
  5. Excellent analytical, oral and written communication skills.
  6. Excellent organizational skills and the ability to prioritize and multi-task.
  7. Ability to work well with minimal direct supervision.
  8. Excellent work record of attendance and punctuality; occasional evening, weekend and non-regular work hours required.

 

Knowledge, Skills and Abilities: Grade 311 


  1. Bachelor’s degree in business administration, economics, finance, or a related field required; master’s degree in related field preferred.
  2. Three to five years real estate investment analyst experience required.
  3. Proficiency in the use of Microsoft Excel and Argus Enterprise real estate analysis software.
  4. Ability to understand the financial structure and terms of real estate investments through the analysis of joint venture agreements, operating statements, balance sheets, budgets and closing documents.
  5. Knowledge of commercial leases required.
  6. High degree of accuracy and attention to detail.
  7. Excellent analytical, oral and written communication skills.
  8. Ability to work well with minimal direct supervision.
  9. Excellent organizational skills and the ability to prioritize and multi-task.
  10. Excellent work record of attendance and punctuality; occasional evening, weekend and non-regular work hours required.
