As Investment Associate, you combine your ability to execute projects with your investment analysis expertise, working closely with the Director of Investments (DI) to facilitate the implementation of business plans for multifamily acquisition and development projects.
Here are the roles you’ll play:

The Strategy Mastermind

  • Assist the DI in managing underwriting processes, coordinating due diligence, and facilitating pre-construction efforts
  • Collaborate with our Operations and Construction teams and attend construction meetings to manage the investment process and execution
  • Monitor construction draws and change order, review lead price and activity trends, and adapt strategies to achieve project goals
  • Use your impeccable managerial skills to guide the Investments team toward completing strategy initiatives
  • Conduct financial analysis of investment opportunities, including the creation of detailed pro forma and financial models
  • Gather, compile, investigate, and analyze market data to identify potential investment opportunities
  • Review market, economic, and capital trends and factors impacting the performance of the portfolio
  • Participate in the due diligence on acquisitions under contract; develop documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal

The Reports Guru

  • Create abstract representations of real-world financial environments and behaviors
  • Use financial projection models to monitor performance of investments relative to market conditions and specific business plans
  • Help forecast revenue, occupancy, and expenses, and underwrite for the development, acquisition, and disposition of various real estate investments
  • Methodically arrange large amounts of detailed information into clear and concise reports; prepare investment briefs, committee materials, investor reports, and more
  • Clearly communicate property and portfolio results, including valuations of real estate assets based on the latest debt and equity sources
  • Continuously audit your analyses and conclusions to ensure accurate reporting
  • Conduct market research that will allow you to analyze supply/demand and rent/sales comparable, including estimated replacement cost
  • Review operating and capital budgets, and support the execution of  property business plans for the Investments team
  • All other duties as assigned

The Task Master

  • Disseminate investment objectives and delegate tasks to support functions (such as Investment Analysts, Investment Associates, Operations team, and Cortland Improvements team), ensuring your team runs at maximum efficiency
  • Display your strong interpersonal skills to communicate with debt and equity partners, providing them with information, updates, and reports
  • Coordinate regularly with the DI to manage daily and weekly work flow
  • Ensure that your Investment Analysts and Associates know their responsibilities and have the tools they need to complete them

The Impact You Can Make

  • Everyone feels like they’re on the same page thanks to your unique ability of communicating effectively with all levels of associates and management.
  • The DI can count on you to carry out all strategic initiatives and knows that you have a solid handle on managing all the work that your team is responsible for.
  • Your presentations and reports are so clean and informative that associates across all teams have a grasp on the status of the business plan.
Your Building Blocks of Success

  • Strong 3+ years of real estate investment or development experience required; multifamily background preferred
  • 4-year college degree in finance, real estate, business, economics, or similar field; master’s degree in real estate or MBA with a concentration in real estate preferred
  • Willingness to travel frequently and work long hours, especially when closing a transaction
