Summary:
The Facilities Management Division (FMD) is actively recruiting a commercial real estate
professional, fluent in lease administration, compliance and property management to join the fast-paced Leasing Unit in FMD's Real Estate Services Section.  King County is currently a Landlord to approximately 225 leases, and currently has approximately 125 Leases in which King County is Tenant.   
 
This position involves collaboration with multiple business units within the county, including but not limited to; King County Client Agencies, Executive-Level Management, FMD Finance Section, FMD Capital Projects Section, Prosecuting Attorney's Office, The Office of Performance, Strategy and Budget and The King County Council.

This position is responsible for upholding the integrity of the King County Real Estate Services leased space portfolio for both the hard copy files and the electronic database. This crucial team member inputs, maintains, organizes, and reports on all pertinent lease data administration, provides lease compliance enforcement, and owns the contract management process.

Job Duties:
  • Manage all key terms of the lease portfolio including but not limited to lease commencement dates, rent commencement dates, option notice dates, lease expirations, formal notice updates, rent increases, etc.
  • Review, analyze, monitor, and approve complex annual lease operating cost reconciliations, rental increases, late fee calculations, and other financial review as required.
  • Coordinate and/or facilitate maintenance and repairs for lease compliance between tenants/landlords, King County Agencies, and other FMD supporting sections.
  • Manage all aspects of contract management document flow, including but not limited to amendments, formal notices, estoppels, SNDAs, mailings, and other duties as assigned.
  • Prepare vacancy reports, rent increase reports, lease expiration reports, lease abstracts and other reports ad hoc or as assigned.
  • Track and ensure insurance requirements and certificates of insurance are current and compliant.
  • Prepare clear, concise, and complex formal lease notices, letters and memorandums.
  • Interpret complex lease agreements and related contract documents for King County Client Agencies and other collaborating departments at the county.  This requires a strong knowledge of lease agreement terminology, context, and application.
  • Provide support and expertise researching, resolving, and responding to day-to-day lease inquiries from King County Client agencies, tenants, landlords, and the public.
  • Collaborate with FMD Finance Section, FMD Building Operations Section, the Office of Performance, Strategy and Budget, King County Client Agencies, and various other stakeholders.
  • Manage special projects as assigned which may require strategy, recommendation, and implementation of new processes and procedures for the Leasing Unit as the market and technology changes and grows.

Experience, Qualifications, Knowledge, Skills:
  • A bachelor's degree (BS/BA) in Business, Communication, Finance, Accounting, Real Estate, or related field and five years of direct lease administration experience in a commercial office/industrial real estate setting or an equivalent combination of education and experience
  • Direct experience working in a document management software program, data migration experience preferred
  • Ability to work autonomously with minimal supervision as well as the ability to work effectively in a team environment
  • Excellent interpersonal, communication and customer relations skills
  • Ability to successfully prioritize and manage multiple projects
  • Proficient in Microsoft Office Suite
  • Productivity and results-driven work ethic that can easily adapt to the changing nature of real estate and government priorities
  • Strong in organization and acute attention to detail
  • Skilled in research, problem solving and solution oriented
  • Additional licenses, certification and other requirements determined to be necessary to meet the current business needs may be required
