Development Manager will be responsible for all aspects of the development management process including general project management, development managent, budgeting and project cost analysis, and reporting to executive team.  The day to day responsibilities will include (but are not limited to):

 

PROJECT/BUDGET MANAGEMENT

Budget and Schedule

  • Develop, update, and evaluate project budgets using Microsoft Excel
  • Develop, update, and evaluate project schedules using Microsoft Project
  • Collaborate with construction management team on schedule, cost estimating and project deliverables
  • Prepare, update and monitor project budgets, proforma, monthly requisitions and financial reporting to investment partners
  • Identify, document, and mitigate potential risks to project’s schedule, budget, and quality of work
  • Review consultant and contractor invoices for accuracy against approved budgets, contracts, and change orders

Consultants/Contracts

  • Develop scope and contracting process for designers, contractors, and other outside consultants; compare proposals and scopes and formulate recommendations for the development and construction team
  • Prepare and negotiate contracts to meet project requirements
  • Evaluate and negotiate change orders to contracts

 

QC/Turn-Over

  • Ensure timely recognition of potential issues, thoroughly investigate the cause and effect of potential problems and opportunities. Assess key factors to enable senior management to make informed decisions
  • Manage project through complete turnover to property manager and asset management

 

DESIGN MANAGEMENT

  • Ensure that the design and development of plans meet program, intent, tenant requirements, underwritten budget and operational needs
  • Directly manage design scopes of work by architect and architect’s consultants/engineers, ensuring coordination between architect’s consultants and owner’s consultants
  • Oversee recurring design meetings with appropriate parties and provide regular updates to executive leadership as applicable
  • Manage and modify design to ensure construction costs fall within the approved budget
  • Identify and evaluate value engineering and value add concepts with internal team, design team, and general contractor

 

ENTITLEMENTS/APPROVALS

  • Process, manage, and secure all project approvals and permits as required by local entity through regular communication with government departments as well as private and public utilities
  • Collaborate with legal team and relevant agencies to draft, review, execute and record legal agreements, covenants, and easements where applicable
  • Assist Construction Management team in project closeout process with general contractor(s) and relevant agencies

 

FINANCING & REPORTING

  • Assist Finance Team on securing and closing on debt and equity financing as necessary for development projects
  • Assist Finance Team with creation of reports to capital partners, equity investors, and bank loan officers
  • Prepare monthly project reports and updates for executive team

 

REQUIRED SKILLS:

  • Ability to read, understand, and review architectural/design drawings and specifications
  • Experience in construction management, design, and/or project management
  • Demonstrated experience and responsibility with multiple components of a development project at any given time and at various stages of the development life cycle
  • Computer proficiency (Outlook, Excel, Adobe/Bluebeam, Word, PowerPoint, and Microsoft Project)
  • Superior organizational and communication skills

PREFERRED SKILLS:

  • 3 - 5 years of proven development management experience, particularly in mixed-use developments, preferably in the Washington, D.C. area with exposure to office, residential, hospitality and retail.
  • Degree in architecture, civil/environmental engineering, urban or infrastructure planning, real estate, finance, business or similar. Graduate degree preferred
  • Direct project management skills (ie: scheduling, Gantt charts, logistics plans, budget tracking, contract and change management)
